We are seeking an experienced LIVE IN Superintendent to oversee the day to day operations of our building. The ideal candidate will have a strong background in building management demonstrating exceptional leadership skills and the ability to manage multiple tasks efficiently. The Superintendent will work with the Property Manager and Board of Directors to ensure the building is maintained to the highest quality standards.

Annual salary of $50,000, employee will be eligible for overtime pay

10 days of paid vacation - Note: Employee cannot take vacation without consent during "heating season" which runs from October 1st through May 31st.

The Employee shall accrue safe and sick time leave at 1 hour of paid time off for every 30 hours worked up to 40 in a year.
The Employee may provide private services (air conditioner installation, repairs, etc) to residents of the Building provided that such services are not otherwise part of the Employee’s responsibilities and work hours under this Agreement and do not interfere with the performance by the Employee and his responsibilities under this Agreement.
Responsibilities
Monitoring and assuring the proper operating condition of the Building’s mechanical and technical systems, including, without limitation, the elevator, the boiler, the heating and ventilation systems, air conditioners, fire safety system and all fire, smoke and carbon monoxide detectors in public areas and in resident’s apartments, plumbing systems and other electrical systems;
Sweeping front of building and courtyard
Cleaning elevator walls, floor, and saddle
Tidying trash and recycling in the basement
Setting out large items for collection
Cleaning glass entrance doors
Cleaning baseboards, window sills, and doors
Cleaning the community room and gym, including the bathroom in community room
Cleaning light fixtures
Mop the lobby
Placing carpet in the elevator on rainy days
Placing pads in the elevator for large deliveries and moves
Watering plants in the front garden when needed
Monitoring and filling in rat burrows in front garden with gravel
The Employee shall attend Board Meetings and as directed to provide brief updates, at the invitation of the Board of Directors, and shall also attend the Annual Shareholders meeting to report on matters as requested by the Board and/or the Shareholders.
Additional responsibilities as assigned by the Property Manager and Assistant Property Manager
Skills
The Employee shall work diplomatically to solve problems in the Building, shall be responsive to residents and work as a team member with the Corporation’s Board of Directors, the Management Company and any outside vendors or contractors hired by the Corporation or the Management Company to provide services at the Building.
Excellent scheduling capabilities with experience in managing timelines
Strong problem-solving skills with the ability to troubleshoot issues on-site effectively
