Superintendent Routine Responsibilities

We are looking for a super for a building in the bronx. We are looking for someone who communicates well and gets things done. The total annual compensation is $49,000 to $54,000 (subject to experience); the compensation is made up of a $25,000 to $30,000 salary (subject to experience) and a one bedroom apartment (if interested/needed). The super has the opportunity to earn additional income by doing side jobs after work. The principal responsibilities are below.

PRINCIPAL DUTIES AND RESPONSIBILITIES OF SUPERINTENDENT:

To manage the overall operations of the building in conjunction with the Managing Agent, including assuring its safety, maintenance, cleanliness and structural integrity.

Responsibilities:

Clean and mop lobby daily.

Clean floors

Clean all stairwell and hallway windows and sills, once per week.

Sweep daily building entranceways and sidewalks

Clean 18 inches into the street

Check daily to remove debris that collects at front sidewalk area

Promptly remove all snow and ice as weather dictates, keeping sidewalks and entranceways clear.

Clear debris from roof and yard drains as needed

Report any defects to the managing agent immediately upon discovery.

Sort and package recyclable garbage in accordance with city recycling guidelines.

Keep the recycling area clean.

Compact trash and place outside for pick up by Sanitation Department.

Inspection of all building equipment to ensure proper operation (i.e. exhaust fans, boilers, elevator machine rooms, ejector pumps, etc.).

Conduct daily building inspections related to the performance of all building plumbing and mechanical fixtures/equipment and report to management any issues that cannot be repaired in house.

Respond to miscellaneous requests throughout the day. If it is an emergency, respond immediately.

Closely monitor tenant demolition and construction projects as needed and report issues to management.

Assist management with acquiring bids/proposals for miscellaneous building repairs and projects and see projects to satisfactory and timely completions.

Be available on Saturdays and Sundays for emergencies, including over-nights.

Conduct daily boiler preventative maintenance during heating season; verify all electrical and mechanical equipment is working properly (i.e. water pumps, condensation pumps, etc.).

Make recommendations to replace or improve building facility equipment on an on-going basis.

Maintain a neat and orderly appearance at all times.

Must be proficient to handle plumbing, electric, mechanical, painting, plastering, etc. projects throughout the building as needed.

Responsible for taking all trash from the basement to the sidewalk for DSNY collection.

JOB QUALIFICATIONS

Must be bilingual in Spanish and English

Bonus if you have a car

In-depth understanding of HVAC, Electrical,Boiler, Plumbing, Façade and Construction Vendors, among others.

Have appropriate certificates to operate boiler machinery.

Strong communication skills, including comfort with email, texting, and basic computer skills such as Microsoft Office or Google docs.

A minimum of 5 years building maintenance experience.

Must live in the building.

High school graduate or equivalent.

Must be proficient at safely using tools associated with the job ( drill, saw, plumbing tools etc)

Able to lift heavy items.

Able to maneuver in small spaces.

Able to kneel and crouch and climb tall ladders.
