Job Description:
Performs various maintenance duties necessary to maintain and enhance the value of the community. Handles service requests for repairs and improvements of vacant apartments to a market-ready status. Works as a team participant along with the maintenance staff to ensure the community meets the quality maintenance standards set by the Company, following all company policies and procedures. Assisting a licensed plumber and electrician with repair and installation for current projects/renovations.
Essential Job Functions:
The Maintenance Technician prepares or assists in the preparation of all vacant apartments to a market-ready condition. The Maintenance Technician additionally performs various community maintenance functions and records findings in maintenance log. These functions may include, but are not limited to:
Preventative maintenance
Minor HVAC maintenance
Install/repair window coverings
Light bulb changes
Lock repairs – locks
Snow removal
Filter changes
Caulking
Driving a one ton dump truck
Collect garbage and recycling
Meeting freight trucks
Picking up supplies
Assist in refurbishing apartment
Paint prep and painting of apartment interior and exterior
Assist a staff licensed plumber and electrician with repair and installation for current projects/renovations
Moves heavy objects as requested
May assist in monitoring and/or controlling maintenance inventory and/or supplies
Skills & Education & Experience:
High school diploma or equivalent is preferred.
Trade school and/or military training a plus.
One to five years hands-on general maintenance experience (i.e. plumbing, electrical, carpeting, and painting, etc.) is required.
Must be able to lift and work with heavy equipment.
Valid driver's license along with good driving record and auto insurance is required.
Flexibility to take maintenance calls 1-2 weekends/month, compensation provided those weekends
Clear criminal record
Non-smoker
Ability to work independently
