Manager Duties:
Enforce on time payments
Enforce all rules and regulations established by the Company
Obey all Federal Fair Housing Laws and not discriminating based on race, color, religion,
sex, familial status or national origin
Provide Notices for late rent, rules and regulations violations
Appear in court on the behalf of the Company in regard to evictions unless state requires a
lawyer in which case all paperwork must be done in a timely manner
Show prospective tenants homes and lots
Walk through all vacant homes with Maintenance making a list of repairs needed and
scheduled time home will be ready for move-in (if applicable)
Follow Company procedures for new resident move-ins and resident move-outs (i.e., lease
agreements, rules and regulations, proof of deposits, etc.)
Oversee maintenance and refurb procedures and follow through
Occasional training of other Park Managers
Maintenance Duties:
General upkeep of the property
Mow, weed eat and maintain the cleanliness of the property
Snowplowing of property (if applicable)
Conduct walk through noting all repairs needed and a scheduled time when home will be
ready for move-in
Coordinate with the Company to schedule contractors and update daily on progress of
refurbishing homes (if applicable)
Repair water breaks and water leaks if possible or schedule with Company for outside
plumbing company to repair
All expenses are to be reported on a daily basis to the Company with appropriate lot/home
listed with each expense and all receipts attached. Expenses for home repairs must be
kept separate as we will bill the owner of the homes for these services.
Respond to all service calls 24/7
Responsible for all Company equipment upkeep (i.e. oil, clean, gas, etc.)
Responsible for putting out all notices given by Manager
