Job Description:
As a Short-Term Rental Property Maintenance Technician, you will play a crucial role in ensuring the smooth and efficient operation of our rental properties, guaranteeing an outstanding experience for our guests. Your primary responsibility will be to oversee and execute maintenance tasks, repairs, and improvements to maintain the property's overall condition and appearance. This position would be ideal for someone retired that has a lifetime of experience and is looking to just get out of the house and share some of their experience with a young growing entrepreneur. Potential for a company vehicle for the right candidate.
Responsibilities:
Property Inspections: Conduct thorough inspections of rental units before and after guest stays to identify any maintenance issues or damages. Document findings and coordinate with the property manager for necessary actions.
Maintenance Tasks: Perform a wide range of maintenance tasks, including but not limited to electrical, plumbing, HVAC, carpentry, painting, and general repairs to ensure that all aspects of the property are in excellent working condition.
Emergency Response: Respond promptly to emergency maintenance requests from guests or property management. Address issues such as leaks, power outages, and other urgent situations to ensure the safety and comfort of occupants.
Preventive Maintenance: Implement a proactive approach to maintenance by conducting regular inspections, servicing equipment, and identifying potential issues before they become major problems.
Appliance and Equipment Maintenance: Monitor and maintain all appliances, systems, and equipment within the property. Ensure they are in good working order and promptly arrange for repairs or replacements when needed.
Furniture and Fixture Upkeep: Oversee the care and maintenance of furniture, fixtures, and amenities provided in the rental units. Repair or replace items as required to maintain a high standard of quality for guests.
Landscaping and Outdoor Areas: Keep outdoor spaces well-maintained, including gardening, lawn care, and maintaining cleanliness of common areas like patios and parking lots.
Inventory Management: Maintain a comprehensive inventory of cleaning supplies, tools, and equipment. Report any shortage or requirement for restocking to the property manager.
Vendor Coordination: Liaise with external contractors and vendors for specialized repairs or services, ensuring timely completion of tasks and adherence to quality standards.
Health and Safety Compliance: Follow all safety protocols and regulations while performing maintenance tasks. Keep up-to-date with building codes and local regulations related to short-term rentals.
Requirements:
High school diploma or equivalent; additional technical certifications or trade school education is a plus.
Proven experience as a maintenance technician or in a similar role, preferably in the hospitality or property management industry.
Strong knowledge of building maintenance and repair techniques, including electrical, plumbing, HVAC, and carpentry.
Ability to troubleshoot and problem-solve effectively.
Excellent communication skills and a friendly, customer-oriented approach.
Physical stamina and the ability to lift heavy objects, perform manual labor, and work in various weather conditions.
Attention to detail and a commitment to maintaining high-quality standards.
Flexibility to work on-call or during weekends to address emergency maintenance situations.
A valid driver's license and reliable transportation.
