Overview:
We are seeking a dedicated and experienced Senior Maintenance Person to join our team at a prominent condo association located on the beach in Topsail Island Beach, NC. The ideal candidate will have a strong background in maintenance management, focusing on preventive maintenance, pool maintenance, and overseeing other maintenance personnel.
Responsibilities:
- Conduct regular inspections and preventive maintenance of all facilities and equipment within the condo association.
- Manage and maintain pools' cleanliness, functionality, and safety, ensuring they meet health and safety standards.
- Supervise and coordinate the activities of other maintenance personnel, providing guidance and support as needed.
- Respond promptly to maintenance requests and emergencies from residents and management, resolving issues efficiently.
- Plan and execute maintenance projects within budgetary constraints, including renovations and upgrades.
- Maintain accurate records of maintenance activities, expenses, and inventory levels.
- Ensure compliance with all applicable regulations, codes, and standards related to maintenance and safety.
- Monitor and manage contractors and vendors involved in maintenance projects, ensuring quality workmanship and adherence to deadlines.
- Implement and enforce policies and procedures to enhance operational efficiency and safety.

Qualifications:
- Proven experience in a senior maintenance role, preferably within a condominium or similar environment.
- Excellent leadership and communication skills, with the ability to effectively supervise and motivate a team.
- Ability to prioritize tasks and manage time effectively in a fast-paced environment.
- Problem-solving skills and the ability to make decisions independently.
- High school diploma or equivalent; additional certification (e.g., HVAC, Pool Certifications) is a plus.
- Drywall repairs are a plus.
- Physical ability to perform manual labor and lift heavy equipment as needed.
- Availability for emergency on-call duties as required.
