RESPONSIBILITIES
Ensure that the community and its grounds are in good repair and provide a safe and attractive environment for residents.
Diagnose and perform all maintenance and repairs in a timely and professional manner, including plumbing, HVAC, electrical, appliance installation and carpentry.
Correctly document work performed on a service request and ensure all service requests are completed in a timely manner.
Inspect vacated apartments and perform duties to restore apartments to “make-ready” status.
Display a friendly and courteous attitude towards residents and other employees.
Complete or oversee the completion of preventative maintenance.
Inspect the exterior of the property. Perform building and common area upkeep daily.
Order parts and supplies and maintain inventory.
Coordinate delivery and work scheduled with vendors, contractors, and Property Manager.
Obtain bids and negotiate prices with vendors and contractors.
Maintain proper equipment, and equipment inventory to ensure warranty compliance.
Maintain grounds, coordinate lawn service and other outdoor grounds service from approved vendors as needed.
Perform effective emergency maintenance (after-hours) as required.
Monitor the property for snow removal, lawn care and ice removal.
Comply with company safety standards, OSHA and Fair Housing regulations.
Complete special projects as may be assigned and prioritized by the Property Manager or Real Estate Team.
QUALIFICATIONS
High school diploma or GED is required
3-4+ years of related maintenance experience and/or training
Valid driver’s license and transportation required
HVAC Level 2/EPA Certification preferred
Excellent customer service skills with the ability to work well with others
Tech-savvy, proficient in email and maintenance management software via desktop and mobile apps
Available to work on-call shifts including days and evenings, weekdays, and weekends as needed to handle emergencies
Must be able to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas and be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and up to one hundred (100) pounds with assistance for installation and removal of appliances
