Location: Raleigh/Durham Area (Triangle) Project Type: Small Commercial Restaurant Upfit Pay: [Insert Pay Range, e.g., $35-$50/hr or Project Stipend]

The Role

We are seeking a Working Superintendent for a commercial restaurant upfit in the Raleigh/Durham area. This is a hybrid "player-coach" role. We do not need a clipboard manager; we need a leader who can manage MEP subcontractors during critical phases and self-perform the general trades finish work personally.

Project Scope: 1,200 – 2,500 sq. ft. restaurant upfit. Timeline: 8 – 10 weeks.

Responsibilities

1. Site Management (40% of role)

Subcontractor Oversight: Coordinate and oversee MEP subcontractors (Mechanical, Electrical, Plumbing) to ensure rough-ins meet plans and code.

Inspections: Schedule and attend all municipal inspections (Building, Fire, Wake/Durham County Health Department).

Reporting: Maintain a daily log of progress and communicate updates to the owner.

Site Control: Ensure job site safety, cleanliness, and daily lock-up.

2. Hands-On Execution (60% of role)

Self-perform the following trades:

Drywall: Patching, hanging, taping, and texturing to paint-ready finish.

Carpentry: Blocking, baseboards, FRP installation in kitchen areas, and hardware installation.

Ceilings: Drop ceiling grid and tile installation/repair.

Painting: Prep and finish painting throughout.

Flooring: Installation/repair of flooring as needed.

The Ideal Candidate

Restaurant Experience: You understand the specific challenges of restaurant construction (grease trap coordination, hood vent clearances, and strict Health Department sanitation codes).

Local Knowledge: Experience working with Raleigh or Durham building inspectors is a strong plus.

Tool Ownership: You possess your own hand and power tools for general carpentry and finish work.

Problem Solver: You don't wait for permission to fix small problems; you find solutions to keep the project moving.

Requirements

5+ years of commercial construction experience.

Valid driver’s license and reliable truck/van.

Ability to read and interpret blueprints/MEP drawings.

Smart phone capable (for sending photo updates and scanning receipts).
