Job Title: Property Manager (Part-Time)

Compensation: $20 to $30 per hour (DOE and performance based compensation) paid twice monthly
Hours: Approximately 15-25 hours per week
About Us:
T&S ND Properties is seeking a reliable and experienced individual to manage a 34-unit mobile home park located in Mandan, North Dakota. We are committed to providing exceptional service to our residents and maintaining the property to the highest standards.
Responsibilities:
1- Conduct regular inspections of the mobile home park to ensure compliance with safety, cleanliness, and maintenance standards.
2- Respond promptly to resident inquiries, concerns, and maintenance requests.
3- Coordinate and oversee maintenance and repair work, including contracting with vendors and ensuring timely completion of tasks.
4- Collect rent payments from residents and maintain accurate records of transactions.
5- Coordinate enforcement of lease agreements and park rules consistently and fairly.
6- Market vacant units, conduct tenant screenings, and facilitate the leasing process.
7- Maintain accurate records of expenses, income, and property-related documentation.
8- Prepare monthly reports for property owners outlining financial performance, occupancy rates, and maintenance activities.
Requirements:
1- Previous experience in property management, preferably with mobile home parks or residential rental properties.
2- Strong communication and interpersonal skills, with the ability to interact effectively with residents, vendors, and team members.
3- Proficiency in basic computer skills, including Microsoft Office and property management software.
4- Ability to work independently, prioritize tasks, and manage time effectively.
5- Knowledge of local landlord-tenant laws and regulations.
6- Valid driver's license and reliable transportation.
Preferred Qualifications:
1- Certification in property management or related field.
2- Experience with coordinating maintenance and repair work.
3- Familiarity with the Mandan, North Dakota, real estate market.
