Maintenance Technician Job DescriptionPosition Summary

At Campbell Properties we strive to provide the best possible service to all our residents. As a Campbell Properties Maintenance Technician, you are responsible for repairing any problems when discovered while ensuring facilities and units are always safe and functional. Providing routine maintenance and emergency repairs to prevent and resolve safety or comfort issues. The Maintenance Technician requires a diverse mix of both hard and soft skills particularly in manual labor.Duties/ Responsibilities:Prioritizing, allocating, and completing service requests.Ensure the communities are clean and well-maintained.Utilizing troubleshooting skills to address a variety of residential services requirements (ex. HVAC, appliance repair).Prepare apartment homes for future residents ensuring that each apartment is move in ready according to Campbell Properties standards.Perform routine inspections of apartments and common areas to identify and address maintenance issues.Perform routine preventative maintenance throughout the community.Maintains material and supply inventory.Oversee work that is performed by third party vendors.Communicate any unresolved maintenance issues and/or concerns to the management team as soon as possible.Perform all other duties as requested or assigned.Qualifications:18 years of age or olderMust hold a valid drivers license, auto insurance, and have reliable form of transportation.Weekend AvailabilityTake regular rotating shifts being on call - this includes evenings, weekends, and holidays.Physically capable of lifting and carrying objects weighing up to 80 pounds.Able to function effectively both within a team and individually.

Education and Experience:1+ year of general maintenance experience.Highschool diploma or equivalent.

The employer is responsible for paying inbound transportation costs in the first workweek of employment to the extent that shifting such costs to the employees (either directly or indirectly) would effectively not bring the workers\' wages below the FLSA minimum wage. Employer will provide or pay for charter bus services or other modes of transportation to groups of H-2B or U.S. workers or will permit workers to select any means of transportation they choose and reimburse workers at no less than the most economical and reasonable common carrier transportation charges for the distances involved. The remainder of inbound transportation, meals, and hotel expenses to be reimbursed to the worker at the 50% point of the contract. As per FLSA requirements, daily meal subsistence is paid. Outbound transportation and subsistence will be provided/paid by the employer where the worker completes the work contract period, or is terminated without cause, and no subsequent H-2B employment is available. Employer will provide or pay for charter bus services or other modes of transportation to groups of H-2B or U.S. workers or will permit workers to select any means of transportation they choose and reimburse workers at no less than the most economical and reasonable common carrier transportation charges for the distances involved at the end of the contract or worker termination date. Housing: Employer will provide workers with optional housing at the monthly rental rate of $630.00. Other deductions from employees pay: All deductions required by law will be deducted from workers\' pay. Employer can deduct monthly rental rate of $630.00 from paycheck if worker requests in writing. Employer offered benefits: Health, Dental, Vision, PTO. Benefits provided after 60 days employment. Daily subsistence will be provided at a rate of $15.88 p/day during travel to a max of $59.00 per day with receipts.
