Apartment maintenance personnel needed full-time. Maintenance person needed for apartment complexes. Must be experienced in plumbing, electrical, carpentry, flooring, drywall, HVAC, and appliance repair. Familiar with work orders, move in and outs, have a smartphone, courteous with tenants, and be a good team member with office /other maintenance personnel. Pay is $25/ hr and or based on experience and scope of work.
Maintenance Responsibilities: The Maintenance Technician must have the ability to install, service, replace and repair the following items in a responsible and professional manner that meets industry standards.
These responsibilities include but are not limited to:
Carpet
Vinyl and ceramic floor covering
Wall molding
Caulking
Countertops and cabinets
Window screens and blinds
Interior and exterior doors
Electrical circuits, receptacles, breakers, switches, and fuses
Light fixtures
Appliances such as stoves, refrigerators, washers and dryers
Toilets, sinks, vanities, and disposals
Clean and inspect the furnace
Stair treads and cove basing
Fencing
Gutters, downspouts, and connecting hoses
Minor drywall damages
Sub-flooring, wall studs, and floor joists
Removing bulk trash (including appliances)
Clearing drains and sewer lines up to 4"
ESSENTIAL DUTIES AND RESPONSIBILITIES: One must be able to perform the essential functions of the job; which include, but are not limited to the following (Other duties may be assigned to meet business needs):
The Maintenance Technician is responsible for the following activities. These activities are not inclusive. However, they are indicative of the types of activities normally performed by a Maintenance Technician.
Essential duties and responsibilities:
-Effectively communicates with residents, guests, visitors, and staff.
-Conducts all community maintenance work, service requests, building inspections, and preventative maintenance.
-Ensures that all work has been completed in a safe, prompt, and professional manner.
-Communicates with managers about demonstrated concerns of the community.
-Follows all policies and procedures.
-Presents an appearance appropriate to the image of the company and the community.
-Completes additional duties as described by the Manager.
-Experience in residential maintenance service is a plus. Knowledge of HVAC, plumbing, electrical, and appliances.
-Energetic quick worker
-Excellent customer service.
-Completion of resident requests.
-Make vacant apartment homes ready for new residents.
-Maintain cleanliness of the grounds, curb areas, and all other common areas as requested.
-Effectively communicate issues, needs, concerns, and work completed to Management.
-Ensure and promote consistent resident satisfaction.
