Maintenance Technician (As-Needed, 1099 Contractor)
Job Overview:
We are seeking a reliable and skilled Maintenance Technician to join our team on an as-needed basis to perform maintenance, repairs, and tenant turnovers for a growing rental portfolio. This is a 1099 contract position, offering $15-$25 per hour based on experience and expertise. The ideal candidate will have experience in light carpentry, painting, minor plumbing, minor electrical, minor landscaping, and property cleanouts.
Responsibilities:
Perform general maintenance and repairs, including light carpentry, drywall patching, and painting.
Conduct minor plumbing and electrical work (e.g., fixing leaks, unclogging drains, replacing outlets).
Handle minor landscaping tasks such as trimming, weeding, and lawn care.
Prepare units for tenant turnovers by completing necessary repairs and cosmetic upgrades.
Assist with property cleanouts and junk removal when required.
Diagnose maintenance issues and determine cost-effective solutions.
Maintain communication with property owner to provide status updates on work orders.
Requirements:
Experience in maintenance, repairs, and tenant turnover tasks.
Proficiency in light carpentry, painting, minor plumbing, minor electrical, and minor landscaping.
Must have your own tools and reliable transportation.
Ability to work independently and efficiently manage time.
Strong attention to detail and commitment to quality work.
Ability to lift heavy objects and perform physical labor as needed.
Flexible schedule for on-call or as-needed jobs.
Valid driver’s license and clean driving record.
Must be able to pass a background check.
Compensation:
$15-$25 per hour, depending on experience.
1099 contract position (you are responsible for your own taxes and insurance).
