QUALIFICATIONS

Must be self-motivated and a self-starter.
HS Diploma or GED Trade school or apprentice program
5 – 7 years related experience
Must possess a valid driver license
Ability to write routine reports and correspondence
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists
Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form
Ability to read a tape measure and perform basic addition and subtraction required for measuring and cutting materials to be incorporated into finished work
Ability to work and communicate professionally in occupied space environments with a variety of customers
While performing the duties of this job, the associate is regularly required to stand; walk; climb ladders; use hands to finger, handle, or feel; reach with hands and arms; stoop, kneel, crouch, or crawl; and talk or hear
The associate must regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds, and occasionally lift and/or move up to 100 pounds

On call for emergency maintenance
7:30 am - 4:00 pm M-F
Must be able to pass background check & drug screen
RESPONSIBILITIES
Minor Plumbing repairs unclog sink, toilets, fix minor leaks
Replace switches, outlets, ballast, bulbs, etc.
Check equipment at the facility daily to make sure the equipment is running and in good working order making repairs as necessary including; electrical, plumbing, and HVAC equipment
Complete general building repairs, including repair and painting of walls, doors, floors, etc
Frame metal stud or wood framed walls and ceilings
Hang and Finish Drywall in preparation for finishes
Install wood and hollow metal frames and doors, including associated hardware including locks, closers, and panic devices
Maintains doors and door hardware, repairing or replacing if necessary
Completes repairs to plumbing system including fixing leaks and stoppages, repairs or replacement of sinks, piping, valves or drains and toilets
Replaces lighting components, ceiling tiles, and grid throughout the buildings and offices
Maintains building lighting, parking lot lighting, lighting contractors, emergency lights/exit lights, and 120 volt outlets, photoelectric eyes for exterior bldg. lighting and lighting contactors that are controlled by the energy management system
Maintain all equipment and inventory of product
Cleaning of HVAC units & filter replacement
In winter months, snow removal includes running snow blower and spreading Calcium Chloride
Responsible for accurate and timely paperwork related to essential duties and responsibilities

Repair and replace carpet tile & rubber base if necessary
Maintain other tenant space within the building, to the same expectations plumbing, etc.
While performing the duties of this job, the associate is occasionally exposed to wet and/or humid conditions; moving mechanical parts; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; extreme cold; extreme heat; risk of electrical shock; and vibration
