Job Summary:
CityScape LLC is seeking a Property Manager to oversee and maintain a portfolio of single-family rental homes in the Cleveland, OH area. The ideal candidate will be responsible for all aspects of property management, including tenant relations, maintenance coordination, financial oversight, and ensuring compliance with local regulations. This role requires excellent organization, communication, and problem-solving skills to maximize tenant satisfaction and property value.
Key Responsibilities:
1. Property Operations & Maintenance
Oversee the day-to-day management of single-family rental properties.
Coordinate routine maintenance, emergency repairs, and renovations.
Conduct regular property inspections to ensure homes are well-maintained and meet safety regulations.
Develop and maintain relationships with local contractors, vendors, and service providers for cost-effective property upkeep.
2. Tenant Relations & Lease Management
Market and advertise vacant homes to attract qualified tenants.
Handle tenant screening, including background checks, credit reports, and rental history verification.
Prepare and enforce lease agreements, ensuring compliance with Ohio landlord-tenant laws.
Address tenant inquiries, maintenance requests, and conflict resolution.
Manage lease renewals, rent increases, and move-in/move-out inspections.
3. Rent Collection & Financial Oversight
Ensure timely rent collection and enforce late payment policies.
Manage accounts payable and receivable, including vendor payments.
Prepare and maintain financial records, including expense reports and income tracking.
Assist with budgeting and profitability analysis for property owners.
4. Legal Compliance & Risk Management
Ensure compliance with local Cleveland housing codes, fair housing laws, and rental regulations.
Handle evictions and legal proceedings in coordination with attorneys when necessary.
Stay updated on Ohio property management laws and industry best practices.
Qualifications & Skills:
Proven experience in property management (preferably with single-family rentals).
Strong knowledge of Ohio landlord-tenant laws and Cleveland rental market trends.
Excellent organizational and problem-solving skills.
Ability to handle multiple properties and prioritize tasks effectively.
Familiarity with property management software (e.g., AppFolio, Buildium, Rent Manager).
Strong communication and negotiation skills.
Ability to work independently while coordinating with property owners and vendors.
Preferred Qualifications:
Ohio Real Estate License or Property Management Certification (CPM, ARM, RMP preferred).
Experience with property renovations and Section 8 housing (if applicable).
Knowledge of investment property financials and ROI analysis.
