Looking for a professional, experienced, and service oriented maintenance technician to be a part of my growing business! This will be a 1099, independent contractor position for which we will provide daily work to be completed under specified parameters. Expanding business servicing property owners (primarily investors), property management companies, real estate professionals and homeowners. I will keep you busy!
Requirements of this opportunity (please read thoroughly):
- Must be willing to drive as a core component of job (this job is not an on-site apartment maintenance tech so you will have to drive from property-to-property.
- Strong problem solver. Must have a solid understanding of maintenance (see below) in order to make good decisions as the inevitable variables arise in the midst of fixing various things and rehabbing properties.
- STRONG decision maker.
- GREAT communicator. Given the structure of my business, I would rather more communication than less.
- Able to consistently and accurately follow instructions i.e. providing updates as requested and/or necessary, providing pictures documenting work is a must, providing receipts on a weekly basis (without request).
- Respect for me, my time, my business and my clients. Respectfully, I will not tolerate "milking" the clock so completing jobs expeditiously, picking up materials expeditiously and efficiently and, overall, being efficient is a very strong requirement.
- Punctuality. Appointments will be set so it is imperative to show up on time.
- Pride in your workmanship! Someone who strives to do the job right the first time and takes pride in delivering a finished product that both functions properly AND looks good. This includes respecting the job site: Enter respectfully and cleanly; leave the job site as clean as when you arrived.
- Respect for and adherence to deadlines.
- Needs to possess a variety of your own tools but can furnish some equipment (purchase or rent) under certain conditions.
- Neat & clean personal appearance. A substantial amount of work is being performed in tenant occupied homes so, as a forward facing technician, you'll need to represent yourself as such.
Jobs will be paid at either $28/hour OR piece-rate; may be more depending on the job but minimum compensation will be $28/hour. Compensation for fully completed jobs will be delivered by electronic transfer weekly on Fridays (NOT daily); must bank with a bank which accepts Zelle (online funds transfer) OR have the ability to accept CashApp.
Looking for a general maintenance employee with a diverse set of skills in the following areas. Cannot emphasize enough: Do not "over promise and under deliver".
- Good drywall repair and good quality painting
- General plumbing i.e. install a faucet, remove and/or properly install a toilet, properly install a garbage disposal, replace a shower cartridge, install a sink, replace/repair basic plumbing under sinks
- Basic electrical i.e. replace a light switch, replace a wall outlet, change a light fixture, replace a ceiling fan
- Flooring i.e. install vinyl plank, glue down vinyl/laminate, install quarter round/trim
- Install locks, door knobs
- Install blinds or other window/door treatments i.e. vertical or horizontal blinds
- Basic landscaping i.e. bush trimming, landscaping bed clean-up, plant flowers/bushes, etc.
- Additional basic maintenance as necessary i.e. small repairs to roof sheathing inside attics, fabricate/rebuild drawers/cabinet faces (light carpentry), rescreening window screens/doors, remove and install windows as needed
- Additional tasks based on technician's abilities
Must have a presentable appearance as you will often be working with the general public. Must have your own vehicle suitable for transporting materials (ideally a truck or van), a valid driver's license and no past legal issues precluding you from entering a property or which will create an insurance issue.
