We are searching for a property manager to help run a newly acquired apartment building in Huron, OH. The building has 29 units.
We are looking for someone that can handle the following responsibilities
-Maintenance and Labor: Manager agrees to maintain, repair and to supervise all contractors and other needed labor.
-Maintain a clean and safe environment: Manager agrees to vacuum, repair, clean
and maintain the interior and exterior of the property. No debris or trash should accumulate in bushes, the parking lot, and/or in front of the building. The Manager will notify the Owner with any large items around the dumpster. No trash should accumulate near the garage or the dumpster. The Owner will conduct random inspections to ensure the property is being properly maintained.
-Tenant Coordination: Manager will be the main point of contact for any requests, complaints and/or questions from the tenants. Unless there is an emergency the Manager will be available to the tenants from 9am - 5pm Monday through Saturday.
-Contractor & Maintenance Coordination: The Manager is responsible for the coordination with any maintenance or repair services. This includes, but is not limited to: plumbers, general contractors, HVAC technicians, electricians, pest control and any service that is required to maintain the integrity of the property.
-Move In/Out Checklist: Manager to conduct move in/out checklist provided by Owner. Manager to update the Owner with tenant move in/out dates and update current rent roll schedule. Manager must ensure all tenants have an updated lease and will notify the Owner with expiring leases and potential move outs.
-Conduct Eviction Notices: Manager is in charge of notifying tenants who have not paid rent on or before the 3rd of each month with a 3-day notice to leave the premises. The Owner will conduct the eviction process.
- Leasing Tours: the Manager is in charge of conducting apartment tours and signing new leases when the Owner is out of town. The Owner will conduct the necessary background checks.
