Maintenance Technician Needed for Apartment Complexes

JOB RESPONSIBILITIES:

The primary responsibility of the Maintenance Technician is to address day-to-day maintenance issues within the property and must have experience in various areas of basic maintenance, including but not limited to: HVAC repair, plumbing, electrical work, carpentry, appliance troubleshooting, framing, drywall repairs, and painting. Your role will also involve completing work orders for your assigned property efficiently and cost-effectively. In coordination with the Lead Maintenance Technician, the Maintenance Technician is also responsible for ensuring that all vacant units are thoroughly restored to "market-ready" status in a timely manner. Additionally, you will assist the Lead Maintenance Technician in maintaining the physical integrity of the community. You will carry out assigned duties and service requests as directed.

KEY TASKS INCLUDE:

- Inspecting vacant apartments and completing checklists related to their make-ready status.

- Informing the Lead Maintenance Technician and Property Manager of job progress.

- Diagnosing and performing minor or routine maintenance or repairs for over 150 units, including but not limited to:

- Painting

- Framing

- Carpentry

- Electrical and plumbing work

- A/C and heating systems

- Appliance repair and troubleshooting

- Repairing stairs, gates, fences, patios/balconies, railings

- Conducting minor tile labor

- Performing minor roofing and gutter maintenance

- Maintaining interior/exterior lighting

- Repairing light fixtures, hardware, and blinds

- Managing interior/exterior doors, cabinets, windows, and sliding glass doors

- Changing door locks and mailbox locks

- Repairing ceiling leaks and drywall/sheetrock

- Conducting light pool maintenance

- Assisting during the trash-out process of apartments

- Keeping grounds clean at all times

- Reporting supply needs to the Manager and Lead Maintenance Technician

-Organizing and maintaining tools and supplies for efficiency and time-management

MAKE READY RESPONSIBILITIES:

You will regularly perform the following duties to restore apartments to "rent-ready" status:

- Check all lights and replace or repair them as necessary.

- Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, and mirrors in closets.

- Inspect appliances and inform the Lead Maintenance Technician if replacements are needed.

- Change locks and provide new keys.

- Inspect faucets and sinks; repair or replace as necessary; perform exterior repairs to sinks and bathtubs when required.

- Paint the unit thoroughly, including trim, cabinets, and doors; repair plaster holes in walls and doors, if applicable.

- Repair or replace blinds and ceiling fans.

- Change the A/C filter.

JOB REQUIREMENTS:

-Driver’s License

- A minimum of five (5) years of full-time maintenance experience (preferably at an apartment complex)

- Reliable transportation

- Basic knowledge of HVAC, electricity, plumbing, carpentry, painting, and framing

- Demonstrating good safety habits

- Ability to interact well with a diverse range of people and work independently

-Three good references

JOB DETAILS:

- Pay: $30.00 per hour

- Expected hours: 40 hours per week

- Shift: 8 hours per day, Monday to Friday, from 9:00 AM to 6:00 PM

- Work Location: In person (Tulsa, OK 74135)

- Language: English & Spanish preferred

- Position Start Date: 4/14/25
