Property Manager Accountant
Fratzke Property Management is seeking candidates to fill the position of Property Manager Accountant. The position becomes available June 1st and training will begin early April. Fratzke Property Management is a leader in Central Oregon for commercial property management with a significant portfolio of properties covering all sectors in commercial real estate - Office, Industrial, Retail, Medical, Government and Restaurant.
POSITION SUMMARY:
The ideal candidate will be responsible for all accounting functions. These responsibilities include maintaining and supporting the general ledger, performing A/P and A/R functions, monthly financial reporting, budgeting and forecasting, profit and loss analysis. Must have experience in Cash Basis and Accrual Basis accounting. Must be proficient with Microsoft Office and Outlook. Experience working in AppFolio or similar Property Management software preferred.
ESSENTIAL FUNCTIONS:
Monthly accounting close process including recording monthly operational activity
Monthly preparation of schedules to support the balance sheet and income statements
Record rental income and ancillary income monthly. Also reconcile petty cash receipts
Prepare monthly bank reconciliations
Process annual 1099's for vendors and property owners
Assist property managers with annual CAM (common area maintenance) reconciliations
Record and amortize prepaid items such as insurance, loan fees and deferred income
Record monthly depreciation and amortization expenses/schedules
Reconcile security deposits to the subsidiary ledger monthly
Accrue property taxes which includes understanding how property taxes are calculated
Record debt service monthly including principal amortization and interest expense
Understand prepaid rent
