The Property Manager oversees day-to-day operations of a portfolio of properties. One of the primary objectives is to protect our clients investments. As an agent, perform professional activities on behalf of the owners in addition to affirmative duties to the clients, including fiduciary responsibility to the owners.
- Develop and maintain strong working relationships with owners and tenants
- Negotiate and sign property management agreements
- Advertising real estate rent or lease
- Advising the owner regarding renting or leasing their real estate through a property management plan
- Establish and develop good tenant relations with potential and existing tenants
- Screen/process applications
- Tenant move in process
- Add/remove tenants from leases and screen accordingly
- Generate tenant rental/lease agreement
- Ensure that lease addendums are consistent with owners desires and within the scope of Oregon real estate rules
- Generate lease renewals
- Property showings to tenant
- Marketing of Properties
- Social Media Marketing/Updating
- Communicate with tenants regarding non-compliance violations which include violation of written pet agreements, parking, and HOA violations and unpaid utilities
- Follow through the notices that we issued to the tenants
- Obtain and disclose renters’ insurance requirements prior to the beginning of tenancy
- Provide a written notice of carbon monoxide testing and operating instructions at the beginning of tenancy
- Process forcible entry and detainer (FED) as necessary
- Physically maintain the tenant lease agreement
- Assist Trust Accountant with owner charges such as lease renewals, placement fees and other fees
- Special projects as assigned
