Wonderful opportunity for an EXPERIENCED TWO-PERSON TEAM to property manage a 55+ manufactured home community located in Southern Oregon. This is a beautiful, gated (90+ space) community w/private lake, clubhouse, scenic common areas near the Rogue River.
Shared duties include office management (accounting, rent collection, monthly reports), tenant relations, excellent verbal communication, able to prepare rental application packages/month-to-month rental agreements/addendums for new resident move-in, ability to screen and qualify prospective tenants, perform annual 4-sided resident home inspections and produce inspection reports for resident review, enforce community rules and regulations, perform common ground/landscape/clubhouse maintenance, monitor, manage and coordinate subcontractor/vendor contracts/performance guidelines and the sales and marketing of new homes being constructed.
The community is an upscale, retirement residential manufactured home community that is highly sought after due to its prestigious upkeep and its valued residents. Homes in this community are new and/or newer. Most homes are modular (pit-set) homes with attached garages. Expertly designed with newer infrastructure and turn-key living for retirement, owner-occupied, senior living!
Compensation includes an exceptional (work and live on-site) custom lake-side home (2 bdrms, 2 baths, dble garage with utilities/internet/cable included) and a monthly salary. Salary ranges from $35k - $45k depending on applicants' experience and job responsibilities. In addition to the above compensation, accrued paid vacation/sick time and holiday paid. Possible health benefits. Hours are M-F (9am - 5pm) with weekend and holidays off. Must be available for after-hours and/or weekend emergencies. Housing is not suitable for children. Pet will be considered.
One applicant should have past people management experience with emphasis on property management (working for a residential community) and tenant relations, leasing/rentals and/or hospitality/sales/marketing. Knowledge of Rent Manager (or similar property management) accounting software is a plus!
Add'l team applicant should have background in property maintenance working at a residential community (handyman-homebuilding-construction-landscaping) with emphasis on attention to details and ability to perform the upkeep of grounds, water-features, clubhouse, and the exterior common areas.
Both applicants MUST BE tech savvy and computer literate and have a background in property/tenant/landlord management. Must be willing to learn the Oregon Landlord-Tenant Law and Oregon Statutes as it pertains to manufacture land-lease housing. Training and certification will be provided to the managers with renewed certification required every 2 years (MHCO). Also, must learn LiftMaster security gate system.
This position requires a dedicated 2-person team that can work independently, are self-starters, and are self-motivated and have willingness to complete tasks quickly and efficiently.
