Position: Maintenance Technician

Reports to: Community Manager

Position Summary

Performs maintenance for one or more affordable housing developments. Maintenance includes routine upkeep and repair of housing units, cleaning and grounds keeping, and repairs of moderate complexity. Works closely with Community Manager to support tenants, maintain an attractive community, and contribute to safety and tenant retention.

Essential Functions

Maintenance

Develop and implement schedule of daily and preventative maintenance in collaboration with Community Manager.

Develop and implement scheduled apartment turnover process to be completed within five business days.

May supervise a Junior Maintenance Technician to ensure that all daily and monthly task are completed in timely manner.

Perform ongoing maintenance of Property grounds, including cleaning and coordinating with landscape provider to ensure an attractive and safe community.

Perform repairs and requested maintenance projects, including painting, drywall repair, appliance repair, plumbing, and light electrical work.

Maintain property communal spaces and shared equipment, including laundry facilities.

Receive and address all tenant maintenance requests in a timely fashion, working with Community Manager to refer complex projects to outside vendors.

Coordinate with Community Manager to provide on-call maintenance and emergency services outside of office hours.

Prepare vacant apartments for leasing and move in, including repairs, painting, and deep cleaning.

Maintain ongoing learning and development of skills related to home maintenance and repair.

Perform other duties as assigned by Community Manager and/or Evolve Management.

Resident Services + Administration

Maintain strong relationships within tenant community, including fielding of maintenance requests

At all time in compliance with Oregon Landlord Tenant Law and Fair Housing.

Assist Community Manager with regular inspections of units

Accurately complete all maintenance documentation and records

Secure, repair, and maintain any equipment owned by the apartment community.

Maintain strong working relationships with outside service providers and ensure that work is completed to sufficient standards.

Qualifications and Capability Requirements

Must be 18 years old, high school education preferred.

Experience in Residential property management is preferred.

Working knowledge and experience in general home repair and handyman tasks, including painting, minor electrical, appliance and plumbing repair.

Ability to lift frequently lift and carry up to 75lbs, work at heights and in a wide range of motion, and to continually use hands for fine manipulation

Ability to utilize technology, smart phone and office computer, and work with property management “ maintenance software

Ability to communicate in a friendly, service-oriented manner, English and Spanish language skills preferred.
