We are offering an opportunity for a self-motivated, reliable, experienced and solution-oriented facility maintenance manager. The right candidate must have a clean, verifiable work history and be a no drama team player.
The Facility Manager will be responsible for maintaining the physical condition and appearance of our 36-unit condominium complex in Newport, Oregon. The Facility Manager is “on call” 24/7 to address maintenance emergencies and building disruptions.
Experience needed includes:
Good problem-solving abilities with attention to detail.
Knowledge of appliance repair, carpentry, plumbing and electrical knowledge, knowledge of safety procedures, safety conscious
Requires Completion of National Pool and Spa certification program: Oregon requires that staff at general-use pools have a Certified Pool Operator (CPO) certification. The CPO certification is a nationally recognized program that demonstrates a pool operator's knowledge of chemistry, physics, biology, and math. The CPO certification is valid for five years and is recognized throughout the United States and the world. To become certified, you must complete a training program and pass a written test with a score of at least 75 percent
Great communication and people-skills are required to promote good public relations with residents and guests and rental managers.
Excellent time management skills with an ability to multitask and prioritize work and projects.
Proficient with MS Office – particularly Word and excel.
Duties include but are not limited to:
Pool and Spa Maintenance
Perform effective emergency maintenance and repairs.
Obtain bids and negotiate costs as necessary with vendors and contractors. Coordinate schedules with vendors and contractors and owners.
Inspect the exterior of the property.
Inform the board of any needed services or repairs
Perform building, landscaping and common area cleaning and maintenance on a daily basis
Maintain Rules and Policies of the Association
Maintain accurate records
Maintain storage areas.
Physical Demands: Our property is a three (3) story building with no elevator. While performing the duties of this job, the employee is regularly required to stand, walk, climb or balance, sit, stoop kneel and or crouch, handle, feel and reach with hands and arms, talk, hear and see clearly.
Compensation:
Salary: The association will pay the employee $26,000 annually. This is a salaried position. No additional wages or overtime will be paid unless otherwise agreed.
Housing: Housing and utilities, including internet service, are provided by the Association. It is required that the property manager be on site to take care of any and all emergencies that occur on the premises, therefore the property manager must live in the apartment provided by the association. The estimated value of housing is $2,300 per month.
