We are seeking a Maintenance Technician 1 to support our property management operations both in the office and out in the field.
Position Summary
The Maintenance Technician II provides critical maintenance support across a variety of locations, balancing in-office reporting and maintenance management responsibilities with in-the-field maintenance and inspection duties. This role is ideal for a highly organized, detail-oriented individual who enjoys a mix of desk work and hands-on maintenance responsibilities. Key Responsibilities
General Repairs and maintenance such as minor plumbing, electrical, appliance, HVAC repairs. Changing locks, doors, windows, repairing siding, cabinet repair, painting etc.
Actively and independently coordinate and participate in timely resident turnovers and completion of maintenance requests
Timely and professional response to ongoing maintenance needs within prescribed response guidelines
Coordinate and schedule with exterior vendors to complete complex repairs
Interior and exterior common area upkeep that may include litter patrol of parking lots, trash enclosures and laundry rooms, community center and carports, and pressure washing of buildings and exterior walkways
Participation (occasional) in after-hours on-call service as may be needed
Property Inspections to ensure tenants are caring for the property and to identify maintenance concerns.
Occasionally post legal notices as assigned
Providing within prescribed timeline repair completion and progress reports.
Maintain accurate and current reporting including timesheets, mileage, inventory etc.
Other duties assigned as required and necessary
Qualifications
The requirements listed below are representative, but not exclusive of the knowledge, skill and/or ability required.
High school diploma, GED, and position related experience
Must demonstrate the ability to complete your work independently and efficiently
Minimum of one year maintenance experience in the areas of, appliance repair, basic electrical, basic plumbing, painting and carpentry.
Valid driver license
Good driving record
Ability to work a flexible schedule if needed
Functioning smartphone
Property management handyman or housing maintenance experience preferred but not required
Have your own tools to perform general maintenance and repairs
Ability to quickly and efficiently diagnose a repair or maintenance issue and complete the repair
Able to read, understand and follow verbal & written instructions
Ability to complete minor reports in detail and on-time
The ability to maintain a professional appearance and provide excellent customer service to residents and the public
Ability to bend, pull, climb ladders, lift , move equipment and supplies regularly up to 50lbs and occasionally 80lbs.
Ability to work in confined spaces
Ability to treat customers/residents with positivity and respect
