We are seeking a skilled Maintenance Department Manager to oversee the maintenance operations of our residential properties. The ideal candidate will have a strong background in property maintenance, customer service, and leadership skills.
Key Responsibilities:
Leadership: Manage and lead the maintenance team, including virtual employees, handyman, and vendors.
Maintenance Operations: Oversee and coordinate all maintenance activities, including routine maintenance, repairs, and emergency services.
Budget Management: Develop and manage the maintenance budget, ensuring cost-effective solutions without compromising quality.
Vendor Management: Establish and maintain relationships with vendors and contractors, negotiate contracts, and ensure compliance with service agreements.
Preventive Maintenance: Develop and implement a preventive maintenance program to minimize downtime and extend the life of property assets.
Resident Satisfaction: Respond promptly to maintenance requests from residents and ensure high levels of satisfaction with services provided.
Reporting: Maintain accurate records of maintenance activities, work orders, and expenses. Prepare regular reports for senior management.
Qualifications:
Skills: Strong leadership and organizational skills, troubleshooting and creative thinking abilities, excellent communication abilities, and proficiency in using maintenance management software.
Knowledge: knowledge of troubleshooting residential property issues including plumbing, basic electrical, pest control, and appliances.
Problem-Solving: Ability to diagnose and resolve complex maintenance issues effectively.
Flexibility: Available to handle emergencies outside of regular business hours as needed.
Licenses/Certifications: Relevant certifications (e.g., HVAC, plumbing, electrical, GC) are a plus.
