Job Summary:
The Construction Estimator/ Director of Construction will be responsible for accurately estimating project costs, managing vendor relationships, ensuring quality control, and collaborating with various stakeholders to deliver projects on time and within budget. This role requires a strong understanding of residential construction processes, excellent analytical skills, and the ability to effectively communicate with team members, subcontractors, and clients.
Responsibilities:
1. Thoroughly review project plans, specifications, and other construction documents to understand project scope and requirements.
2. Develop and maintain strong relationships with key vendors, including subcontractors, suppliers, and material providers.
3. Negotiate favorable pricing and contracts with national and local contractors and suppliers, ensuring cost-effectiveness and timely delivery of materials.
4. Implement and monitor quality control measures in subdivisions to guarantee adherence to building codes and company standards.
5. Accurately calculate labor, material, and equipment costs for each project.
6. Proactively identify potential risks, challenges, and contingencies that may impact project costs or timelines.
7. Prepare detailed and comprehensive cost estimates, proposals, and bid packages.
8. Collaborate effectively with sales teams, architects, engineers, and other professionals involved in the project.
9. Conduct regular site visits to gather necessary information, assess progress, and ensure quality control.
10. Manage project budgets, schedules, and resources, ensuring projects are completed on time and within budget.
11. Provide regular project updates and reports to management.
Qualifications:
1. Minimum of 10+ years of proven experience in residential construction estimating and project management.
2. Extensive knowledge of all relevant building codes, energy codes, and construction best practices.
3. Strong analytical, problem-solving, and decision-making abilities.
4. Excellent written and verbal communication, interpersonal, and negotiation skills.
5. A proactive, results-oriented approach with a "can-do" attitude and a strong work ethic.
6. Proficiency in Microsoft Excel is essential; familiarity with Sage 300 is a significant plus.
7. Ability to work independently and as part of a team.
8. Strong organizational skills and attention to detail.
