Summary:

To provide on-site coordination for all phases of the construction of a 5 story 86 room Hotel, including coordinating employees, subcontractors, material and equipment, ensuring that specifications are being strictly followed, generating daily logs, ensuring critical path schedule is maintained, and controlling costs to ensure budget is never exceeded. Superintendent shall be responsible for scheduling inspections, quality control, and job site safety, etc.

Essential Functions / Major Responsibilities of Superintendent:

-Schedule labor crews, subcontractors, consultants, and vendors to ensure critical path schedule is maintained.

-Perform quality control duties and responsibilities regarding the work being performed.

-Communicate with project team regarding ASI's, RFI's, and submittals.

-Ensure that subcontractors are fully executing and complying with the contracted scope of work.

-Coordinate required inspections with local jurisdictions.

-Ensure subcontractor and employees meet all safety, health, and environmental requirements.

-Identify conflicts in construction progress and communicate them to project team in a timely manner.

-Maintain daily log.

-Preside over weekly subcontractor meetings, take notes and distribute to project team.

-Ensure job site is kept in a clean and organized manner.

-Perform punch list identification and completion.

-Ensure city approved plans are maintained, updated, and onsite at all times.

Secondary Functions:

-Create and maintain MDS binder.

-Create and maintain submittals binder, including records of all approvals.

-Create and maintain RFI binder.

-Identify areas of work that are outside of subcontracted scope.

-Attend all pre-construction meetings.

-Must be onsite anytime work is being performed; this will require working in excessive of 40 hours a week.

-Ensuring jobsite is secured before leaving each day.

-Assist Project Manager in any other areas as needed.

Knowledge, Skills and Abilities:

-Must be proficient in reading blueprints.

-Provide supervision and direction to subcontractors, vendors, and labor crews.

-Ability to identify deficient work and provide resolution.

-Effectively communicate by phone, text, fax, email, letter and in person.

-Endurance and ability to visit entire job site, including stairs or other elevated structures.

-Familiarity with OSHA requirements and ability to ensure all subcontractors, vendors, and employees are compliant.

-Excellent interpersonal skills. Must be able to maintain confidentiality, able to actively listen to others, solutions oriented approach to problem solving.

-Must speak English proficiently.

-Ability to multitask and/or delegate as needed.

-Maintain composure and professionalism in appearance and conduct at all times.

-Continually look for ways to improve and promote quality.

-Meet or exceed productivity standards.

-Ability to adapt to changes in the work environment and job scope.

Required Education and/or Experience:

-Minimum of ten years of commercial construction experience.

-Thorough knowledge of all trades.

-Proficient with MS Office, MS Project, Adobe, and ability to learn new software as needed.

-Excellent written and verbal communication skills.
