Job Functions
The purpose of the Property Manager position is to assist with the daytoday operations of the H2A property and the functions of the property to which he/she is assigned. The Property Manager is responsible for maintenance and any tenant issues for 23100 Boones Ferry Rd NE property.
Job Responsibilities include, but are not limited to:
Perform all necessary functions to facilitate Tenant Move In and Move Out procedures including:
o Informing the tenant of the house rules and present them with keys, notifying them as their termination date approaches & informing them of their obligations upon move out
o Performing daily walks of units for inspection and all workers following house rules
o Weekly complete performance review based on scale of 1-10
o Transport workers to medical, government agencies, etc¦ as required
o Assist in onboarding process of H2A employees and conduct facility and house tour
Issuing keys to H2A tenants, keeping logs of who has keys and ensuring keys are returned
Every Sunday, take the H2A workers to town for shopping allocate 3-4 hours to transport to town and back.
Assist in getting house prepared for arrival of H2A workers, furniture, accessories; develop visual controls in the house to set expectations, etc¦
Maintain Property Inspection logs: Daily inspection performed of the residence
Landscaping, rubbish & maintenance/repairs
Perform inspections and replenish inventory when necessary
o Submitting work orders for Maintenance department based on tasks or property issues
Other duties include oncall emergency response. Due to the location of the property and the requirement of emergency response, the candidate must live within 45 minutes driving distance of Smith Gardens Aurora site.
Qualifications
The candidate must have experience associated with duties listed above and strong attention to detail with the ability to prioritize and juggle multiple job functions.

Hours & Commitment
This position is offered as a fulltime. Flexible hours are required at certain peak times of the year and will at times include weekends and/or holidays.
Current hours of employment are Monday through Friday, 7:30 AM to 4:30 PM; with an unpaid flexible hour for lunch. The property manager will also be required to participate in the afterhours OnCall Rotation schedule for emergencies. The mandatory on call rotation means responding to emergency calls, including nights and weekends, for a 7day period approximately every other week but may change based on business needs and employment factors.
Compensation
Compensation shall be on an hourly basis. Smith Gardens pays every two weeks, time cards are approved by your supervisor at the end of the pay period on Monday. The hourly wage will be set prior to commencement of the position and shall be reviewed annually.
Vehicle/Mileage
Reliable transportation, a valid drivers license. Smith Gardens will reimburse mileage in accordance with company standards when you use your vehicle for jobrelated duties only. Mileage reimbursement sheets are to be turned in to Human Resource.
