About this role:

The Maintenance Technician plays a very important role in the organization by providing excellent resident services in addition to performing various maintenance duties necessary to maintain and enhance the value of the community. Supports and aids the Community Manager in all phases of the overall physical maintenance of an income producing property.

This includes but is not limited to; the general maintenance of the property, expense control, and adherence to preventive maintenance programs and required state and federal safety programs. This position requires exercising independent judgment, executing and developing solutions to problems, and diplomatically implementing decisions made by management. Day-to-day responsibilities of the Maintenance Representative will vary depending on the needs of the direct supervisor. Representative must have reliable transportation.

What you’ll do: Includes but not limited to:

Perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the Maintenance Supervisor or Community Manager.

Perform appliance, electrical, HVAC, plumbing, carpentry, pool, custodial, and carpentry work as necessary.

Ensure exterior curb appeal of community and cleanliness of grounds.

Assist in daily pool/spa maintenance, laundry room, recreation room, rental office, restrooms, and common area upkeep.

Maintain high standards of resident service and relations for entire staff.

Ensure that residents are provided with a clean, safe, well-maintained community.

Ensure that apartments are rent ready within 3 to 5 days after they have been vacated.

Maintain accurate inventory control of tools, equipment and supplies. Team members are required to use all personal protective equipment as assigned and instructed, specifically back belts, goggles, dust mask, hard hats and gloves.

Team members are required to carry back belts, goggles and gloves in their possession at all times during work hours. Dust masks and hard hats must be readily available.

Ensure that maintenance requests are handled as quickly, efficiently and effectively as possible and always completed within 24 hours. If parts must be ordered, causing a delay, so notify Community Manager and inform residents.

Adherence to company monthly preventive maintenance directives, with regard to but not limited to; lighting, fire safety, pool/spa, life/safety hazards, and signage check under the direction of the Maintenance Supervisor or Community Manager.

Have knowledge of location of gas, electric, irrigation, and water shutoffs, all apartment and fixture shutoffs, and sewer cleanouts and familiarity with posted map.

Assist in performing apartment move-in and move-out inspections as directed by Maintenance Supervisor or Community Manager.

Know current condition/status of all vacant units.

Recommends measures to improve methods of operations, performance, safety and quality of service.

Suggests changes in working conditions and use of equipment to increase efficiency of shop, department, or work crew.

Performs on-call emergency service as required.

Assists the Maintenance Director/Supervisor or Property Manager on special maintenance projects, i.e., preventive maintenance of building components and/or mechanicals.

Interprets company policies to workers and enforces safety regulations.

Adheres to Sunrise Management’s Injury and Illness Prevention Policy and Asbestos and Hazardous Materials Policy. Maintain records and Material Safety Data sheets on all hazardous materials chemicals utilized on site and are sure that employees are familiar with the precautions on the sheets before using them.

Ensures regular and timely communication to Site Management noting any maintenance problems or health/safety deficiencies.

Represents Sunrise Management and the community you work for in a professional manner. Maintains a positive businesslike attitude and neat, clean, dress (including Sunrise Management issued work shirt) and appropriate grooming.

Assist in promoting Sunrise Management.

Attends and participates in training seminars as requested.

Assists other staff members as needed.

Delivers various communications to residents as needed.

Attends and assists in setting up for resident functions and activities.

Performs other duties as assigned.

Incumbent must have reliable transportation available and have a valid driver’s license and automobile insurance, as travel to may be required.

The employee must regularly lift and/or move up to 10 pounds, frequently lift and/or move up to 25 pounds, and occasionally lift and/or move up to 100 pounds when moving a large appliance such as a stove or refrigerator in order to clean around and under it. Ability to push and roll large trash dumpsters in order to clean dumpster area. May be asked to assist with moving large appliances. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.

While performing the duties of this job, the employee regularly works in outside weather conditions. The employee frequently must climb, step on standard ladders while fixing external light fixtures and other high areas. The employee is occasionally exposed to fumes or airborne particles. The employee must occasionally wear a protective mask, gloves and goggles while cleaning.
