Key Management Companyhas an opportunity for aResident Managerto join our experienced Key Management Home Office team at one of our properties in Salem, Oregon.

Position Summary:This property is located in West Salem. It is a 46 unit complex in Salem, Oregon.We are seeking a qualified property management professional to assist the Key Management Company Home office in day-to-day operation of the property, administration of resident paperwork, completion of property accounting, reports, and work orders.

Compensation:

The Indeed compensation range includes the following.

Rent Credit

Utility Credit

Base Salary

Qualifications:

The requirements listed below are representative, but not exclusive of the knowledge, skill and/or ability required.

Excellent attention to detail and organizational skills

Strong mathematical skills

Ability to speak, read and write English

Ability to communicate effectively and in a timely manner; both verbally and in writing.

Must be ambitious and willing to take initiative

Have light bookkeeping/accounting skills

Enjoy working with people.

Essential Functions:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily with or without reasonable accommodations.

Live on-site in an apartment provided by Key Management Company.

Represent Key Management Company and our Apartments in a positive and professional manner at all times.

Work in compliance with all local, state, and federal laws (Fair Housing, Landlord Tenant Laws, OSHA, etc).

Coordinate collection and documentation of all revenues following rent obligations of tenants and Key Management's policies on accounts receivable.

Respond to prospective tenant phone calls and correspondence.

Exercise a high degree of urgency in the turning and renting of vacant rental units.

Complete move-in/move-out paperwork with residents.

Perform minor maintenance around the property and tenants units.

Clean and paint vacant units during a turnover.

Collect delinquent accounts according to legal guidelines and communicate with accounting department to ensure accuracy of rent roll and accounts receivable.

Purchase goods/services/supplies as directed by Key Management.

Work with Key Management Home Office and Maintenance Staff to coordinate requests for repairs and maintenance, regularly inspect property and vacant apartments and coordinate the work and schedules of property vendors.

Follow confidentiality guidelines for all resident, property, owner, and Key Management information at all times.

Accurately record time worked, adhere to time keeping guidelines including approving site staff time records on a daily basis.

Liaison with Key Management Home Office to provide a team approach to the management of the property.

Coordinate with contractors and vendors for repairs and maintenance projects.

Establish and maintain collaborative working relationships between departments and with coworkers.

Constantly strive for improvements in work process and results to better meet resident needs, ownership goals and objectives, and company standards and expectations.

Other duties as assigned by the Key Management Company Home Office.
