Building Superintendent / live on premises with discounted rent in return for performing superintendent duties:
Location: 1422 Hamilton Street, Allentown, PA 18102
Basement Unit – 2 bedrooms, kitchen, living room, bathroom with shower, laundry room, with ample storage. Included is water, hot water, sewer and trash removal, heat is included with the building however, supplemental heat will be required at the tenant’s expense. Utility is electric.
Square footage :1200 + one half of the garage to share with the building owner.
Maximum number of tenants: 4 – (2 adults and 2 children)
No Pets
Off Street parking for 2 cars/ driveway
Superintendent Duties include:
Snow and ice removal in the winter on pavements and parking lot on a daily basis without fail.
o Snow blower / shovels and salt supplied by the building owner.
o If snow is over 6” in parking lot, the building owner will plow the driveway while the superintendent clears all other areas – walkways, steps, etc.
Taking recycling and trash to the curb and back on trash & recycling nights
General property clean up from debris on lawn and parking lot
Assist tenants with concerns such as a water leak, something that is broken, 9v batteries for smoke detectors, light bulbs
Miscellaneous basic repairs, the building owner does bigger repairs
Keeping unauthorized vehicles or people off of the premises.
Superintendent should have basic property management skills understanding plumbing, basic electrical functions, basic carpentry skills
Rent: $1000 less superintendent duties value per month: $200 = net rent $800 ( Normal price for this apartment is $1500)
Must sign lease and superintendent duty documents
