Travel Required:Heavy (Focus: Allegheny County, PA and surrounding counties)JOB SUMMARY:The Senior Project Manager collaborates with PA and out-of-state contractors to bring properties to market, in order to advance the objectives of the Real Estate Division. Days of ownership, marketability, and budget are the three main factors in this process.ESSENTIAL DUTIES AND RESPONSIBILITIES

Proficiently complete all paperwork related to this position. This includes, but is not limited to, scopes of work, marketing reports, project tracking, and MLS input info and seller disclosure statements.

Take quality photographs of the progress and finished marketable product for each property.

Managing schedules and milestones to ensure timely completion of property renovations.

Effectively work with vendors involved in all aspects of the real estate process.

Ensure properties meet the standards of safety set by The Noble Group, LLC.

ADDITIONAL DUTIES

Comp properties ready for market. Understand and evaluate the changes in marketability of fit and finish to enhance value to the property.

Provide pre-sale day and sale day support as needed. This primarily includes research and other support as needed.

Cultivate relationships with current contract base and actively seek new talent that is aligned with Noble pricing and quality standards.

All other duties as assigned by the Manager.

REQUIRED SKILLS AND ABILITIES

Ability to organize work and complete tasks with minimal supervision.

Sufficient reading, writing, grammar, computer, cell phone and mathematics skills.

Possess the basic abilities to supervise multiple construction projects/tasks with professional interpersonal skills.

Ability to work with others in a positive, professional manner.

Has time management skills to prioritize responsibilities and meet deadlines.

REQUIRED EDUCATION AND EXPERIENCE

High School diploma or equivalent required.

3-5 Years of construction and Construction Project Management experience.

A valid driver's license.

PHYSICAL REQUIREMENTS AND WORK ENVIRONMENT

This job requires heavy amounts of local, regional, and or out-of-state travel to Noble-owned residential properties (with a focus in Allegheny County, PA and surrounding counties). Occasional travel to the Lancaster, PA office is also required.

A portion of the duties will be performed remotely, in a home office setting. A portion of the duties of this job take place in a typical office environment; the noise level in the work environment is usually quiet to moderate; there is the presence of office equipment noise.

The physical requirements required when visiting the proprieties vary: the employee may need to work inside and outdoors in a variety of conditions; the properties are active contractor worksites and require personal protective equipment to prevent exposure to hazardous materials; the employee may need to climb ladders and/or crawl in tight spaces to facilitate project completion; the employee must be able to lift 45 pounds at times.
