Roeshot Properties is a locally owned, locally managed company. We are looking for an experienced property manager to be responsible for the direct management oversight of 250 residential units.

This is a 5 day a week position with occasional Saturday hours. A typical schedule would be Monday through Friday, 8:00 am to 5:00 pm, maybe more some weeks, and less other weeks, depending on the work load & circumstances.

Please realize that we have been in business since 1994, and I don’t take any new hires lightly. You will be working with local ownership in the day to day operations. We are looking for you to begin as soon as possible.

Responsibilities

Establishes rental rate by surveying local rental rates; calculating overhead costs, depreciation, taxes, and profit goals.

Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units.

Contracts with tenants by negotiating leases; collecting security deposit.

Collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.

Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services

Taking care of repairs and planning renovations.

Enforces occupancy policies and procedures by confronting violators.

Maintains up to date records within Real Page software, create reports by collecting, analyzing, and summarizing data and trends.

Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.

Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.

Investigating, resolving the complaints of tenants and confronting any potential violators.

Maintaining property values and getting current tenants to give referrals.

Skills

Proven work experience as a successful property manager

Fully understanding property management and its financial aspects

In depth knowledge of all rules and regulations surrounding property management & fair housing laws

Competency in MS Word, Excel, Outlook software

Customer focus and bottom-line orientation

Interpersonal savvy with strong communication and presentation skills

Well organized with excellent time management skills

Valid real estate agent/broker license a plus but not required
