About Us
We are a solutions-driven property management company, managing a portfolio of commercial real estate properties (office).
The purpose of this position is to effectively and efficiently operate and maintain all HVAC and related equipment, providing environmental control to the property, and perform maintenance from tenant requests.
Responsibilities
Assumes additional responsibilities and authority as delegated by the Chief Engineer or the Assistant Chief Engineer
Performs preventative maintenance program duties including record keeping
Maintains the integrity of all mechanical spaces
Participates in the inventory of supplies and parts
Self-starter, ability and motivation to work independently with minimal direction
Aids in the ordering, stocking and inventory of parts and supplies as directed by the Chief Engineer or Assistant Chief Engineer
Purchases parts and supplies according to company policy as directed by Chief Engineer or Assistant Chief Engineer
Complies with all written company policies
Acts as a team member with all employees of the management staff
Maintains ethical, professional and courteous relations with contractors
Reviews on a regular basis and is prepared to follow all current emergency procedures set forth by management
Performs preventative maintenance program duties including pump and fan maintenance
Performs all maintenance in a safe manner
Makes adjustments and changes to HVAC and related equipment to maintain established comfort zones. These adjustments and changes must be within the guidelines set forth by the Chief Engineer and/or Assistant Chief Engineer
Install/replace general building ceiling tiles
Perform building plumbing and drain maintenance. Includes the repair/replacement of building lavatory fixtures
Perform carpentry and dry wall repairs
Maintain building lighting fixtures
Starts and stops equipment
Building environmental controls
Makes adjustments and changes on HVAC equipment
Maintains good tenant relations through prompt and courteous response to tenant requests within the guidelines set forth by management
Education
High School Diploma or GED
Qualifications
Minimum four years of industrial building operations and maintenance
Skills
Able to read and interpret blue prints and schematics
Uses proper organizational skills and compiles appropriate information to plan and complete assigned tasks
Understands basic building system design and operation, i.e., fire system, domestic water system, HVAC system and electrical distribution system
Identifies and resolves mechanical problems
Interprets a variety of instructions furnished in written, oral or schedule form
Communicates essential information needed for decision making
Ability to communicate effectively with building customers
Reads and understands equipment instruction manuals
Ability to lift up to 50 lbs and participate as a member of the Emergency Response Team which will require the use of a respirator
Able to climb ladders and perform maintenance activities on building roofs
Trained and capable of moving chemical distribution containers, drums and tanks
Climb ladders to adjust air flow and make inspections above ceiling
Ability to work weekends and extended hours
Cleaning inspections require getting on hands and knees to inspect inaccessible areas
Detects emergency alarms - auditory and/or visual
Walks up and down stairs for inspections and emergency procedure practice or implementation
Visually inspect machinery and building
Compensation
Commensurate based on qualifications & experience per hour
