Job Description: Section 8 Certified Property Manager

Position Overview: We are seeking a qualified and experienced Section 8 Certified Property Manager to oversee the management and administration of properties participating in the Section 8 housing program. The ideal candidate will possess strong organizational skills, exceptional communication abilities, and a thorough understanding of Section 8 regulations and compliance requirements.

Responsibilities:

1. Property Management:

Oversee the day-to-day operations of Section 8 properties, including leasing, maintenance, rent collection, and tenant relations.

Ensure that all properties are maintained to compliance standards set forth by the Section 8 program and other relevant regulatory agencies.

Coordinate with maintenance staff and contractors to address repairs and maintenance issues promptly.

Conduct regular property inspections to ensure compliance with health, safety, and habitability standards.

2. Tenant Relations:

Serve as the primary point of contact for Section 8 tenants, addressing inquiries, concerns, and complaints in a professional and timely manner.

Facilitate the leasing process for Section 8 applicants, including conducting income verifications, background checks, and property inspections.

Provide ongoing support and assistance to tenants to ensure a positive living experience and compliance with program requirements.

3. Compliance and Reporting:

Maintain up-to-date knowledge of Section 8 regulations, policies, and procedures, ensuring compliance at all times.

Prepare and submit required reports to regulatory agencies, including HUD (U.S. Department of Housing and Urban Development) and local housing authorities.

Monitor rental income, expenses, and budgetary goals for Section 8 properties, providing regular financial reports to management.

4. Community Outreach:

Collaborate with local housing authorities, social service agencies, and community organizations to promote affordable housing opportunities and resources.

Participate in outreach events and initiatives aimed at increasing awareness of Section 8 housing options and eligibility criteria.

Qualifications:

Bachelor's degree in Business Administration, Real Estate Management, or related field preferred.

Section 8 certification required.

Minimum of 5-8 years of experience in property management, preferably in affordable housing or Section 8 housing.

Strong understanding of Section 8 regulations, policies, and procedures.

Excellent communication, interpersonal, and customer service skills.

Proficiency in property management software Yardi, and Microsoft Office Suite.

Ability to work independently and collaboratively in a fast-paced environment.
