Adamas Building Services is looking for an exceptional Assistant Superintendent with experience working in luxury residential communities. Our company is a leading expert in the Residential Services market with properties throughout New Jersey, New York and Pennsylvania. We have openings at our Philadelphia, PA location.
Schedule: Tuesday - Saturday (On-Call after hours 24/7 including weekends)
Pay Rate: $55,000 – 60,000/annually
The ideal candidate would be responsible for:
Assisting with the overall facilities maintenance, operations and security of the property to include all building systems, utilities, security, fire prevention, and interior/exterior appurtenances as well as all site improvements
Coordinating with Superintendent and/or Property Manager to ensure all support and service requests are conducted and fulfilled timely and consistent with the goals and objectives of management and the association
Assist in making recommendations, performing repairs and implementing a preventative maintenance program to minimize service requests and emergency repairs
Inspect and maintain all common areas and be knowledgeable of cleaning equipment and supplies including power washers, snow removal equipment, floor stripping/polishing etc.
Work with any outside vendors performing maintenance on building and give recommendations to the Superintendent and/or Property Manager.
Maintain inventory levels of both cleaning and maintenance supplies as well as develop and manage inventory control lists. Work with Property Manager to manage budgets.
Requirements:
Must be professional, courteous, friendly and have verbal communication skills that meet the demands of property management, residents and vendors
Working knowledge of plumbing, electrical, carpentry, roofing, HVAC, Grounds maintenance, painting, flooring, carpet, etc.
Must have 5-7 years of experience managing a residential building
Must have Black Seal License
