We are seeking an experienced General Contractor or Maintenance Lead to join our growing property management team on a part-time, ongoing basis. This position offers flexibility and autonomy — ideal for a skilled tradesperson who can handle day-to-day repairs, coordinate larger projects, and take ownership of keeping properties in top condition.
Responsibilities:
You’ll be responsible for the maintenance, repair, and general upkeep of residential rental properties throughout Manayunk, West Philly, and South Philly. Work may include:
-General Maintenance & Repairs
-Plumbing, electrical, and light HVAC troubleshooting
-Carpentry, drywall, painting, and finish work
-Exterior and light structural repairs
-Emergency response (e.g., leaks, no-heat calls, lockouts, etc.)
Team & Project Oversight
-Manage or bring on additional help depending on project scope
-Coordinate and oversee subcontractors or assistants as needed
-Evaluate job requirements, estimate timelines, and ensure quality workmanship
-Maintain open communication with property management on progress and needs
Property Management Support
-Respond promptly to maintenance requests and tenant concerns
-Assist with urgent on-site situations (e.g., squatters, lock changes, or access issues)
-Document all work with photos/videos and update management systems
Qualifications
-5+ years of hands-on experience in general contracting, property maintenance, or related trades
-Strong knowledge of plumbing, electrical, and carpentry systems
-Proven ability to lead, delegate, or scale up labor when required
-Dependable, professional, and detail-oriented
-Excellent communication and customer service skills
-Comfortable with basic technology (email, mobile apps, photo/video documentation)
-Must have a reliable vehicle for travel between properties
-Must provide own tools and equipment
