The Role
We need a seasoned Project Manager/Estimator who is more than just a manager—you are a connector and a leader. Your primary responsibility will be to leverage your existing network of high-quality trade partners to build and lead the team for a major interior and structural renovation. This is a hands-on role for a proven professional who knows how to get the best teams on the job and manage them effectively.
Your Key Qualification
A proven, reliable network of top-tier subcontractors and suppliers in the following areas is REQUIRED:
Excavation, Sitework, & Paving
Concrete & Masonry (CMU, toothing into existing)
Structural Steel Erection
Carpentry, Metal Stud Framing, & Drywall
Critical: Roofing (Must have partners experienced in working on warranted membrane systems without voiding coverage)
Doors, Frames, & Hardware (DFH)
Plumbing & HVAC
Fire Protection
Electrical (Full-Service: Power, Lighting, FA, Low-Voltage)
Interior Finishes: Painting, Flooring (LVT, Tile, Epoxy), Acoustical Ceilings
Specialties: Casework, Toilet Partitions, Lockers
Software Proficiency:
Proficiency with industry-standard bid management software (e.g., BuildingConnected, Procore, ConstructConnect, or iSqFt) is strongly preferred.
Experience with digital takeoff and estimating tools (e.g., Bluebeam, Plangrid) is a plus.
You Will Be Responsible For
Leading the final estimating and buyout process using your network.
Managing all project scheduling, budgeting, and subcontractor coordination.
Serving as the primary point of contact for the client, architect, and subcontractors.
Ensuring the project is delivered on time, within budget, and to the highest quality standards.
Ideal Candidate Profile
Minimum 5 years of experience as a Project Manager and/or Estimator for a commercial general contractor.
A verifiable "black book" of subcontractor relationships is the most important qualification.
Strong skills in project management software (e.g., Procore, MS Project), Bluebeam, and Excel.
Excellent communication, negotiation, and leadership skills.
A professional demeanor that inspires confidence in owners and architects.
