Acquisitions Manager - Real Estate Investment
Summary:
The Real Estate Acquisition Specialist plays a critical role in identifying, evaluating, and acquiring real estate properties that align with the company's strategic objectives. This position requires strong analytical, financial, and negotiation skills, as well as a deep understanding of real estate markets and investment principles.
Essential Duties and Responsibilities:
Market Research & Analysis:
Conduct in-depth market research and analysis to identify potential acquisition targets, including identifying market trends, competitive landscapes, and demographic shifts.
Analyze market data, including property values, rental rates, occupancy trends, and economic indicators.
Prepare comprehensive market reports and presentations to support acquisition decisions.
Property Evaluation & Due Diligence:
Conduct thorough due diligence on potential acquisition targets, including property inspections, environmental assessments, title searches, and zoning reviews.
Analyze financial performance of properties, including income statements, cash flow projections, and return on investment (ROI) analyses.
Prepare detailed financial models and pro forma analyses to assess the feasibility and profitability of potential acquisitions.
Transaction Management:
Negotiate and structure purchase agreements and other relevant legal documents.
Manage the acquisition process from initial identification to closing, including coordinating with legal counsel, lenders, and other relevant parties.
Oversee due diligence activities and ensure timely completion of all necessary approvals.
Financial Modeling & Analysis:
Develop and maintain financial models for real estate investments, including discounted cash flow (DCF) analysis, sensitivity analysis, and scenario planning.
Analyze and evaluate investment opportunities based on financial metrics such as net present value (NPV), internal rate of return (IRR), and risk-adjusted returns.
Relationship Building:
Build and maintain strong relationships with property owners, brokers, lenders, and other key stakeholders in the real estate industry.
Network with industry professionals to identify and source new investment opportunities.
Other Duties as Assigned:
Assist in the development and implementation of the company's real estate acquisition strategy.
Stay abreast of industry trends, regulations, and best practices.
Prepare presentations and reports for senior management.
