This full-time position will oversee the daily operations of Charleston Square Townhomes, which is a 56-unit Project-Based Section 8 and 24-unit Conventional property. This position will entail a variety of duties. On-site living at reduced rates is offered, but is not required.

PRIMARY DUTIES & RESPONSIBILITIES – duties include but are not limited to:

• Supervision and daily communication with the Maintenance Technicians and office staff.

• Timely collection of rent and meeting financial goals.

• Responsible for creating Certifications and reporting to HUD on a monthly basis for all Section 8 units.

• Responsible for preparing HUD documents and maintaining files in an organized, confidential manner.

• Responsible for maintaining a waiting list for all perspective residents for the Section 8 units.

• Maintain high occupancy levels and ensure resident satisfaction.

• Address concerns of current and prospective residents in a professional, timely, and friendly manner.

• Responsible for leasing activity and implementing effective marketing strategies; implement and oversee the unit turn scheduling, monitor market ready apartments and ensure they meet our company’s high standards.

• Respond to resident repair requests and ensure work orders are generated and scheduled expeditiously.

• Responsible for the daily / weekly / monthly submission of financial and status reports.

• Issue a range of legal notices and letters.

• Daily physical inspections of the property and direct supervision of service, grounds and custodial personnel.

• This is a primarily Section 8 community and has strict guidelines given by the Department of Housing and Urban Development (HUD). All files are required to be following HUD and State Agency requirements. All units are inspected semi-annually and must be in compliance with HUD.

ESSENTIAL JOB FUNCTIONS:

• Reliable transportation, a valid driver’s license and current proof of auto insurance required.

• A high school diploma or General Education Degree (GED) is required.

• Required property management experience and Project- Based Section 8 experience a plus.

• Basic computer knowledge to include MS Word, Excel and Outlook; Yardi software experience is a plus!

• Frequent walking, bending and climbing stairs; Regular exposure to outside weather conditions.

• Ability to lift and/or move up to 10 pounds.

• Typing required.
