As the facility is managed primarily by our team remotely, your role is to be our boots on the ground, addressing tasks that cannot be done from afar. Having an ownership mentality is key to being successful in this job long term!
IMPORTANT: This job is a great way to supplement your primary income or retirement. Given the limited hours (3-5/week), this job will not replace your primary source of income.
Your responsibilities will include:
Managing and maintaining the storage unit inventory
Performing minor repairs and maintenance (e.g. using power tools to cut locks, tighten springs, replace latches, etc)
Overlocking units with overdue payments.
Photographing unit contents for auction purposes.
Cleaning out and securing units between tenants.
Keeping the facility clean and maintained (e.g. picking up trash, blowing driveways, weed eating around the perimeter, applying weed killer)
Occasionally contacting customers to discuss rental status or resolve issues.
Occasionally meeting with customers to settle matters not resolved by the remote team via phone or email.
Supervising subcontractor work.
Reporting any potential security issues or suspicious activities.
Enforcing facility rules and regulations consistently.
Setting up and removing temporary signs around the city for marketing purposes, particularly when physical occupancy is low.
No previous experience is necessary, but candidates should be at ease with the stated tasks and open to additional duties as needed by the facility. The role offers considerable flexibility, allowing most tasks to be completed on a self-determined schedule, provided they are finished within the designated timeframe. This is a contract position (1099), with bi-monthly payments.
Skill prerequisites:
Good communication, strong work ethic, ability to stay organized
Hours are flexible but must be able to work 3-5 hours per week and have the ability to occasionally flex up to 6-8 hrs per week
Days are flexible except must be able to be on site on a weekly basis including the 10th or 11th of each month for lock-outs
Must be able to occasionally meet contractors on site during standard business hours
