Full job description

We're looking for a hard working individual dedicated to providing exceptional facilities management and customer experience in overseeing three (3) Houston area Riggy's on-site operations and ensuring the efficient management of parking spaces for truckers. The position will be a heavily facilities management responsibilities with a strong focus on cleanliness of facilities and top-notch customer service towards customers.

The three lot locations are:

11211 Hornberger Rd, Houston, TX 77044

19411 Clay Rd, Katy, TX 77449

30229 Hwy Blvd, Katy, TX 77493

Individual will be responsible for traveling to and from multiple lots in a day in their personal vehicle.

A $400/month fuel and mileage stipend will be added to the salary total every month.

Responsibilities:

Gate Operations: The lifeblood of our operations is our gate. If it stops working, our business stops. We’re looking for an individual with a high degree of technical knowledge and experience working on gate operators

Program and service automatic gate operators, with emphasis on HySecurity and LiftMaster systems.

Troubleshoot and repair electrical, mechanical, and access control issues related to gate operator equipment.

Perform preventive maintenance to ensure safe, reliable operation and compliance with manufacturer standards.

Wire, configure, and integrate gate operators with access control systems, keypads, and safety devices.

Read and interpret technical manuals, wiring diagrams, and schematics for installation and repairs.

Provide customer support, training, and recommendations on operator functionality and safety features

Facilities Management:

Maintain the cleanliness, functionality, and adequate supplies within the office, lounge, restrooms / toilets, and shower facilities.

Clean facilities thoroughly on each site visit, including toilets, sinks, countertops, mirrors, windows, showers, and floors.

Perform monthly maintenance tasks on site as needed (gate operator, fencing, signage, HVAC, parking bays) addressing minor issues and reporting major concerns promptly

Regularly update and maintain detailed property condition reports. This includes daily activities such as evaluating the gate operator, fencing, signage, parking bays, parking lot surface, and other relevant elements.

Identify major maintenance and repair needs promptly, reporting them to upper management for swift resolution

Perform minor landscaping activities as needed to maintain a visually appealing and well-kept site.

Contractor Supervision:

Oversee the work performed by contractors to ensure it meets Riggy's quality standards.

Ensure that reoccurring contracted services, such as landscaping, trash collection, or maintenance, are carried out to satisfaction.

Supervise and ensure contractors complete their assigned tasks in accordance with agreed-upon scope of work.

Tenant Move-In and Move-Out Coordination:

Facilitate the smooth move-in process for new tenants, ensuring they are assigned the correct parking space and provided with necessary information.

Conduct move-out inspections for departing tenants, ensuring their spaces are empty when their reservations expire so the new tenant will be able to move in without trouble.

Site Rules Enforcement:

Monitor truckers' compliance with Riggy's site rules and regulations.

Document violations with photographic evidence and maintain records.

Report infractions to the site administrator.

Parking Space Management:

Monitor the allocation of parking spaces and take action when trucks are parked in the wrong spaces.

Ensure the empty bays are empty and any unsubscribed bays are ready for any new incoming truckers.

Coordinate with towing services when necessary to enforce parking space assignments.

Customer Service and Tenant Relations:

Engage with customers by greeting them on-site, starting conversations, and creating a welcoming environment. Build rapport by getting to know drivers on a first-name basis and fostering positive relationships.

Provide excellent customer service to Riggy's tenants, assisting with inquiries and addressing concerns promptly and professionally.

Distribute Riggy's gear such as cups and t-shirts to new tenants, ensuring they have a positive onboarding experience.

Foster positive relationships with on-site tenants, promoting a sense of community and trust.

Qualifications:

High school diploma or equivalent.

Comfortable using technology, including property management apps, software platforms, and messaging tools, to complete tasks and submit weekly reports.

Previous experience in property management, facility maintenance, or a related field preferred.

Strong communication and interpersonal skills.

Ability to effectively document and report issues.

Detail-oriented with a commitment to maintaining a well-organized and clean site.

Basic knowledge of contract management and property maintenance.

Ability to work independently and prioritize tasks efficiently.

Strong English proficiency is required; Spanish proficiency a bonus.

Willingness to work flexible hours, including being on call for evenings and weekends as needed.

Schedule

Five (5) days a week

7am-3pm is preferred, but can be flexible

Occasional overtime hours available as needed for repairs/emergencies

Job Type: Full-time

Pay: $40,000.00 per year + $400/mo fuel/mileage stipend
