Primary Responsibilities:
Performs general preventive maintenance and corrective repair of buildings, industrial systems, equipment and grounds while ensuring a safe and secure environment for tenants, visitors and staff. Works under moderate supervision; Assists in monitoring building system operations and performance; Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling.
Tasks Performed:
Complies with all applicable codes, regulations, and governmental agency directives related to building operations and work safety; Maintains all equipment as required per preventive maintenance programs prescribed by manufacturer’s specifications; Performs housekeeping functions and maintains the professional appearance of the property, equipment, engineering spaces, and common areas; Maintains an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum; Inspects building systems including fire alarms, Heating, Ventilation, and Air Conditioning (HVAC) and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions; Assists with troubleshooting and repairs of building and installed systems to include: plumbing systems, roofs, drains, and HVAC; Performs assigned day-to-day repairs, emergency and preventive maintenance; Completes maintenance and repair records as required; Maintain the building lighting system, including ballast repairs or replacement; Performs carpentry, furniture assemble and locksmith tasks as needed; Responds quickly to emergency situations.

Conducts all business in accordance with agency policies and procedures; Responsible for the maintenance and operation of all building equipment to ensure the operation of equipment is within design capabilities and to achieve proper environmental conditions; Ensure the performance of

equipment with preventative maintenance as prescribed by manufacturer’s recommendations and specifications; Responsible for all housekeeping functions and maintaining the professional appearance of equipment and engineering spaces; Constantly be aware of property conditions and immediately initiate action to correct unsafe conditions; Diagnose and perform minor and routine maintenance/repair on a daily basis for the following: electrical including replacing ballasts and plumbing, A/C and heating systems, water irrigation systems, stairs, gates, fences and handrails, tile, carpet, flooring, roofing, gutters, ceiling tile, door locks, security and fire alarm systems; Keep accurate inventory levels of maintenance supplies; Keep building grounds neat and free of litter; Perform other job related duties as assigned.
Other Qualifications:
Universal ChloroFluoroCarbons (CFCs) certification preferred or working toward CFC certification or its equivalent and/or local or state license in mechanical or HVAC trade; Valid driver license required; Ability to comprehend and interpret situations, short correspondence, and memos and ask clarifying questions to ensure understanding; Ability to write routine reports and correspondence; Ability to respond to common inquires or complaints from supervisor; Ability to utilize basic mathematical skills, such as adding, subtracting, multiplying, dividing and calculating simple figures, such as percentages; Ability to understand and carry out general instructions and solve problems in standard situations; Possess basic analytical skills; Ability to use a personal computer and/or smartphone for agencies work order system and email; Basic skills with Microsoft Office Outlook; Physical requirements include stooping, standing, walking, kneeling, crouching/crawling, climbing stairs/ladders and ability to lift/carry heavy loads of 50 lbs. or more.
