We are currently seeking to partner with individuals who can establish a trustworthy relationship with landowners. At its core, this is a phone sales role. You are not required to be a licensed real estate agent or have any prior real estate experience. We will effectively train you to be able to bring home the bacon.

You will not be responsible for creating property reports, land valuation, project underwriting, property proposals, or selling properties. We have a back-end team that will handle all of this for you.

We want you to be able to strictly focus on building relationships with landowners to add deals to your pipeline in order to increase your earning potential from your share of equity in each deal.

Direct Land Offer is a land acquisitions company that offers landowners a simpler and better way to sell land anywhere in the United States. We specialize in marketing directly to landowners, offering them a quick and convenient way to exchange their land for cash.The land we purchase is added to our property inventory as a development project or aggressively marketed to be resold for a profit.

You will be paid 10 -12% net equity share from each deal that you secure that is successfully acquired and sold through our process. This is a unique opportunity to be a remote land acquisition specialist of a national land development company.

Responsibilities:

This role requires a large amount of phone and computer work with strong customer service, negotiation, and follow-up skills.

Build a pipeline of potential deals by conducting outreach using the prospective property list we provide.

Respond to leads from interested sellers via phone, text, and email on a daily basis.

Confirm purchase proposals, negotiate, and close deals over the phone with sellers.

Follow up routinely with sellers who may be on the fence about moving forward with the selling process.

Make and maintain detailed records of all interactions with sellers in our CRM and outbound dialing platform.

Review purchase agreements with sellers and manage the execution of signatures.

Participate in periodic training meetings where we will review your performance and coach you to success.

Ability to think, prioritize, and "change gears" frequently with a high problem-solving aptitude required.

Reply to potential sellers and team members quickly throughout the day via phone, text, email, and Slack.

Qualifications:

Top-notch written and verbal communication skills and superior phone etiquette are required.

2 or more years of experience in outbound phone sales preferred.

If you are fearful of making cold contact via the phone, this is not the role for you.

Requirements:

You must be computer savvy enough to work our CRM, Zoom, calling platform, and DocuSign.

You must have a dedicated home office free of distractions and noise.

You must have a great internet connection and a laptop or computer.

You must be able to work without supervision.

You must be able to commit enough time to successfully work the process.

You must be radical about self-improvement and crushing goals.

Equity Share Overview:

You will be required to fill out a W9-Form or submit an active EIN to receive equity share payouts.

Realistic Net Equity Share Range: $5,000 - $50,000

Equity Share Percentage Range: 10 - 12%

Typical Deal Cycle: 90 to 120 days (Could be shorter, but for expectation purposes, this is typical)

Realistic Yearly Equity Payout Potential: $100,000 to $150,000 (Strictly based on your performance)

Required Schedule:

The ideal candidate should have between 20 to 25 hours minimum of weekly availability between 8 AM - 8 PM CST Mon-Saturday to meet production goals.

Saturdays are available for you to work your pipeline, but not required.

You will be afforded the opportunity to pick your shift and change it when necessary to fit your life events, assuming you will still be able to meet the minimum total production hours per week.

Weekly Shift Slots:

Morning Shift: 8 AM - 12 PM CST

Noon Shift: 12 PM - 4 PM CST

Evening Shift: 4 PM - 8 PM CST

The Hard Truth:

This role is not for someone who needs money immediately due to the nature of the long deal cycles in land acquisition. While building your pipeline of deals, you can expect a ramp-up period of about 90 to 120 days before you start receiving equity share deposits. However, the benefits of having a pipeline of deals in various stages of the process will allow you to build a sustainable periodic cash flow from your equity share in deals. Once the ball gets rolling, it's all about keeping the momentum of your pipeline flowing. We aim for high volume in terms of deal opportunities, ensuring a continuous flow of potential deals for you to capitalize on.
