The Maintenance Supervisor plays a vital role by overseeing the maintenance department and all aspects of the residential properties. Our supervisors are responsible for maintaining the overall physical condition of the properties and ensuring that all maintenance tasks are completed efficiently, safely, and to the highest standards of quality.
He is responsible for overseeing the efficient and safe operation of all aspects of the facility, including maintenance, repair, and optimization of the building structures and systems. The Facilities Manager must ensure that the facility meets all necessary regulations and standards while managing a team and contractors.
Key Responsibilities:
Property Operations Management: Develop and implement comprehensive property management programs, policies, and procedures.
Oversee and manage all day-to-day facility operations, ensuring efficient utilization of resources.
Coordinate and manage service contracts for property maintenance, security, cleaning, landscaping, conducts regular property inspections to identify repair needs and other related activities.
Ensure compliance with health, safety, and environmental regulations. Preventive Maintenance and Repairs: Develop and implement preventive maintenance programs to ensure the optimal functioning of building systems, including electrical, HVAC, plumbing, and other facilities equipment.
Plan and execute property repairs, replacements, and upgrades to meet safety standards ensuring compliance with safety regulations and building codes and maintain asset value.
Maintain accurate records of all maintenance and repair activities.
Budgeting and Cost Control: Develop and manage the facility budget, tracking expenses, and ensuring adherence to financial targets. Identify cost-saving opportunities, negotiate service contracts, and manage vendor relationships to optimize cost efficiency.
Maintain records of all financial transactions related to property operations.
Team Management: Supervise and mentor property staff, contractors, and service providers.
Provide regular feedback and foster a positive and collaborative work environment that promotes productivity and high performance.
Stakeholder Management: Collaborate with internal stakeholders, including property management, engineering teams, and other departments, to ensure the facilities meet operational requirements.
Interact with external stakeholders, such as government agencies and contractors, to ensure compliance with laws, regulations, and standards.
Respond to tenant inquiries, concerns, and requests related to facility operations.
Qualifications
High school diploma or equivalent; further technical training in plumbing or maintenance is a plus.
Proven experience in residential maintenance, with expertise in plumbing.
Strong knowledge of building systems, building codes, safety regulations, and industry best practices.
Excellent organizational and problem-solving skills and has the ability to diagnose and resolve maintenance issues effectively.
Effective communication and interpersonal skills.
Ability to work independently and effectively manage multiple priorities.

Must have a valid driver’s license.
