Projects may include, but are not limited to fire rebuilds, office expansions, conversion projects, redevelopment work and deferred capital projects. In addition, the APM will assist the Director of Construction in maintaining Extra Space’s portfolio of construction projects. Duties include project tracking and reporting, preparing financial analysis, producing project audit reporting, and technical training in support of real estate development and construction functions within the company. The APM reports directly to the Director of Construction & Property Development (CPD) and collaborates with the internal CPD team and vendors/partners to deploy and execute project management tools and best management practices.The project management team inside Construction & Property Development is an integral part of expanding and improving the Extra Space Storage real estate portfolio consisting of approximately 3,800 properties throughout the United States.  The team supports portfolio growth primarily through strategic expansion, ground up, and major renovation projects. The APM is an integral role in this team's impact.Primary Responsibilities:

Assist construction managers in coordinating and executing projects

Aid in billing processes, including invoice generation and payment tracking

Support construction closeout processes, including documentation and final inspections

Analyze business process/requirements and develop corresponding process and data flows

Produce technical and financial analysis in support of project and business solutions

Create meeting minutes, status reports, progress reports and project postmortem evaluations

The Associate Project Manager must be willing to travel as required and approved by the Director

Role Requirements:

A bachelor’s degree in construction management or a related field, coupled with relevant experience, or a minimum of 5 years of experience in commercial construction or facility management

Ability to effectively present information to team members, partners, and company management

Prior experience with writing and analyzing business and system requirement documents that convey complex business analysis and technology solutions

Understanding of construction reporting (scheduling, resource management, job cost accounting, etc.)

Proficient experience with MS Office Suite and web technologies

Experience with construction management software solutions preferred

Experience with software testing strategies, conditions, and evaluation of expected results preferred

The physical demands described herein are representative of those that must be met by an employee to successfully perform the essential functions of this job. The physical demands described will be required to tour active construction sites. While performing the duties of this job, the Associate Manager is regularly required to walk moderate distances on uneven terrain, climb or balance and stoop, kneel, crouch, or crawl. The Associate Project Manager must occasionally lift and/or move up to 50 pounds. They must be able to use hand to handle or feel; reach with hands and arms and talk or hear.
