Summary/Objective
The Turnover Technician is responsible for the quick and efficient turnover (make ready) apartments within the allocated time, with the highest quality and most cost-effective work, and with 100% new tenant satisfaction. Assists maintenance technicians and managers with maintaining the physical condition of the property according to company standards of excellence and safety requirements, with a focus on performing the following duties:
Essential Functions
Reasonable accommodations may be made to enable individuals with disabilities to perform the assigned and essential functions.
Removal of abandoned property.
Minor dry wall, plumbing, electrical, and general maintenance repairs.
Removal and replacement of caulking at tubs, showers and floors.
Other miscellaneous repairs and maintenance needs as unit condition dictates.
Reporting of more significant physical damage and mechanical issues discovered.
Completion of assigned paperwork in both paper and digital formats.
Compliance with all safety policies and procedures.
Maintain polite and professional customer service and co-worker relationships.
Potential weekend hours and occasional overtime are expected as turnover schedule dictates.
Supervisory Responsibility
No supervisory responsibilities.
Position Type and Expected Hours of Work
This is a full-time position; typical work hours and days are Monday through Friday, 8:00 a.m. to 4:30 p.m. with a half hour for lunch.
Travel/ Driving
No travel is expected for this position. Must have valid driver's license and automobile insurance coverage to use site golf carts and truck.
Required Education and Experience
High school diploma or GED
