These services include marketing foreclosed property (REO) to sell and property management services such as cleanouts, landscaping, renovations, and repairs. The property management division requires operations to manage a network of 6000 vendors and in-house crews to perform these services. Every month the company manages thousands of properties in all 50 states. The property management of pre-foreclosure and foreclosed properties is also known as Field Services and Preservation.

Since 24 Assets start, the company has managed over 500,000 assets building a reputation with large banks and government entities (GSE) to perform in the most challenging scenarios. 24 Asset's brand is rooted in performance. Candidates should be energetic and ambitious, looking to grow with the company. Candidates will be responsible for completing field service orders (such as landscaping and debris removal), logistics, interacting with vendors, and other miscellaneous tasks on large government portfolios with thousands of properties in Pre-Foreclosure or Foreclosure.

Overview:

We are seeking Maintenance Crew Leaders to become an integral part of our team! You will coordinate and oversee the organization's daily operations.

We are currently looking for a responsible individual that can handle all aspects of lawn care, trimming, edging, gutter cleaning, minor home repair, inspections/training of our vendor base with a clean driver's license. A DOT certification will be needed and paid for by the company to attain this includes a drug test. Clean record a MUST background check will be performed. You will be possibly working alone or in tandem with one other person depending on workload—experience running zero turns and all lawn equipment a plus capable of using a plow in the winter. Computer literate will be needed as uploading daily photos is required. Overnight travel can and most likely will be required at times, all expenses paid for by the company. Truck computer and all needed equipment furnished by the company.

Qualifications:

Previous experience in operations or other related fields

Clean Driver's Record and ability to pass DOT physical

Knowledge of plumbing, landscaping, carpentry is a plus

Ability to work outside performing tasks such as landscaping and lifting heavy debris.

Establishes priorities to ensure efficient and timely completion of preservation and maintenance projects.

Responsibilities:

Follow and suggest improvements to operational practices

Aid and inspect work with Quality Control activities for the Field in the local area

Complete and Track assigned jobs to the depot and local area vendors

Complete services like Initial Landscaping, Initial Trash Out, Winterizations on Foreclosed properties

Maintain company work truck in clean and operational condition

Documentation and management of jobs assigned, including photos and inspections required to be loaded to the online website daily

Typical Functions:

Complete landscaping, handyman, cleaning, and debris removal tasks and helps instructs workers in taking care of properties.

Follows rules for maintenance and repair of foreclosed and pre-foreclosed properties s per investor and/or client guidelines and timeliness.

Improves and repairs structures, driveways, walks, hedges, swings, benches, and other park equipment.

Estimates worker-hour requirements for completion of job assignment.

Monitors and assesses supply needs.

Ensures compliance with safety guideline, applicable codes and ordinances.

Remove debris into trucks and load properly.

Help secure loads for trips to dump or landfills.

May make repairs regarding safety hazards and other maintenance required items.

Working conditions may include the following during the workday;

Exposure to extreme weather conditions.

Exposure to unpleasant sights and smells.

Often working in crawl spaces or attics.

Personal Protection Equipment is MANDATORY to be worn onsite at the assigned properties where conditions warrant. The following is the available list of PPE supplied by company to all personnel in the Field:

Field Operations Dress Code

Long-sleeved shirt – All field crew employees should be wearing orange long-sleeved company shirts. Sleeves should not be cut off, and there should be no holes or tears in the shirt.

Work pants – Denim or durable fabric (7.5+ oz. fabric), good fit (not baggy, worn at the standard waistline), length to ankles (not below footwear)

Workboots – Mid or high top, leather upper or equivalent (no soft cloth uppers), puncture-resistant soles, no open toes, shoelaces tied and tucked in.

Personal Protective Equipment:

Eye/Face Protection:

Safety glasses must be worn when activities such as grinding and woodworking are being performed.

Safety goggles must be worn to protect from hazardous chemical vapors, splashes, or dust particles entering the eye. Safety goggles must include ventilation mechanisms to prevent fogging.

Face shields must be worn to protect the employee's face from flying particles, sparks, splashes, harmful mists, and other hazards.

Hand Protection:

Gloves must be metal mesh, leather, or canvas to avoid any cuts, abrasions, punctures, and burns. Gloves that are worn or damaged should not be used and should be replaced immediately.

Body Protection:

Long-Sleeved Company shirts must be worn by ALL employees at ALL times. Cutting off the sleeves or neck, ripping tears, and holes in the shirt is NOT acceptable.

Work Pants should be made of denim or durable fabric (7.5+ oz. denim fabric), should be properly fitted, not frayed, worn at the standard waistline, and pants should not be dragging below footwear.

Chain-Saw Chaps must be worn by employees when operating a chain-saw EVERY TIME.

o Only experienced employees or Field Managers/Crew leaders should be allowed to use a chain-saw

Work Boots must be mid or high top, leather upper or equivalent (no soft cloth uppers), puncture-resistant soles, no open toes, shoelaces tied and tucked in. Other forms of foot protection to consider purchasing are attachable guards that protect the top and sides of feet, foot coverings, shoes with specialized soles such as slip-resistant, shoe liners, or disposable fabric shoe covers.

Work Environment:

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

Work is performed in the Field. The noise level in the work environment is usually moderate to noisy. The worker can potentially be minimally exposed to adverse environmental conditions. This job is performed in a dirty work environment while at properties being serviced. Personal protective equipment is supplied and required to be worn at all times while on the job sites.
