Property Manager

Computer literate, organized, self-motivated person or team to manage 18 units on Lopez Island. Previous experience managing subsidized apartments preferred. Starting salary $1500.00 per month depending on qualifications. There is a possibility to live on site and maintenance experience is a plus.

Responsible for all operations of the apartment community: maintaining the physical asset, providing for a quality living environment for residents, monitoring and direction of rental activity, marketing, maintaining an on-going, in-depth knowledge of the local market, develop and maintain relationship with specific marketing agencies. Responsible for compliance with all Fair Housing regulations, local, State and Federal laws as they relate to company or property (i.e. USDA/RD AND Tax Credits). Responsible for monitoring of all site administration functions and timely and accurate reporting.

Job Responsibilities will include but are not limited to:

Greet potential tenants, show property and perform all leasing functions as necessary.

Applicant screening & certification.

Respond to calls and inquiries from customers, residents, and vendors professionally.

Compliance with RD/Tax Credit Regulations.

Maintain accurate resident records. Organize and maintain office files.

Annual tenant certifications.

Issue appropriate notices as necessary (ie. late payments, evictions, returned checks).

Post all rents, deposits, and fees. Make daily bank deposits.

Prepare and update reports as delegated by Property Manager.

Accept service requests and route to maintenance;

Conduct service follow-up with residents.

Routine unit and yard maintenance. Inspect property, make sure litter is picked up, etc.

Quarterly unit inspections.

Adhere to all local/state laws and comply with the company's policies and procedures.

Other duties, as assigned.

Qualifications:

High School diploma. Some college preferred. Two-three years property management experience required including property maintenance. Sales and marketing experience, one to three years. Strong written/oral communication skills and knowledge of business correspondence. Working knowledge of eviction law, Fair Housing mandates, RD/Tax Credit regulations, and Landlord/Tenant Act. Computer skills. Ability to meet physical requirements of the job. Effective in sales/marketing and customer service.
