Driver's License RequiredThe Senior Community Director (Exempt) is fully accountable for all day-to-day operations of an asset/property or group of assets/properties totaling 300 units or more and managing a staff of 5 or more Full-Time Employees (FTEs). Responsibilities include overseeing and enhancing the value of the property(ies)/asset(s), and managing the asset(s) to meet the Client’s expressed operational and financial goals. This position exhibits additional leadership skills to elevate and support a more complex management structure. Will supervise all on-site staff, which may include: Assistant Community Director, Resident Services Coordinator(s), Compliance Specialist(s), Leasing Manager, Leasing Consultant(s), Maintenance Supervisor(s), Maintenance Technician(s), Make-Ready or Rehab Technician(s), Groundskeeper(s), Painter(s), and Housekeeper(s).Pay: $80,000 - $86,000 / YearDUTIES AND RESPONSIBLITITES1.LeadershipExercise initiative, independent analysis and judgment involving difficult administrative and managerial requirements.Assist in the training and onboarding of new Community Directors (as requested).Participates in local property transitions2.Client RelationsCarry out the philosophies and wishes of the Owner in the daily overall operations of the apartment community to ensure FPI is meeting the Client objectives and expectations3.CommunicationMaintain positive, professional and effective communication with applicants, residents, vendors, clients and guests while representing FPI.Keeps immediate supervisor informed concerning work progress, including present and potential work problems and suggestions for new or improved ways of addressing such problems4.Employee ManagementDevelop and manage the site team members; including participating in the hiring, training and evaluation of employeesEnsure all open positions are filled in a timely manner.Ensure all employees maintain compliance with various department requirements.5.Leasing/OccupancyMaintain occupancy levels as established by owner/budget expectations.Oversee and exhibit professional leasing techniques.Ensure completion of the monthly Market Surveys and analysis.Develop and implement advertising and marketing strategies for the apartment community as needed.Oversee and exhibit closing ratios in regards phone and walk-in traffic per FPI policy.Ensure that all online marketing sources are updated (e.g., Craigslist) daily.Promote positive resident/management relations, to retain desirable residents. Place customer need requests and follow up as number one priority.Develop and oversee the implementation of resident retention programs.Ensure the safety, comfort and privacy of all property residentsEnsure move-in orientation is completed consistently with new residents.6.Revenue ManagementManage the maximum revenue potential of the property through the management of lease expirations and timely turnoverManagement of monthly rent collections and delinquency to include timely deposit and security of funds according to FPI policies.Participating in the development of and managing to the approved operating budgetAccurately processing vendor invoices and managing accounting month endComply with periodic financial reporting requirements e.g., petty cash, mileage reimbursement, and variance reporting.7.Reporting and Document ManagementMaintain appropriate resident files including forms, leases, documents in accordance with FPI Standard Operating ProceduresResponsible for the daily integrity and confidentiality of resident filesEnsure that documents and reporting systems are maintained, updated, and organized.Meet all periodic reporting requirements e.g., Month End, Weekly Reports, Collection/Eviction Files etc.Assist in budget preparation and delivery.8. Risk Management itemsEnsure compliance of Risk Management items through the following of the FPI Standard Operating ProceduresReports timely any/all injuries, illnesses, property damage through the proper reporting channels and formsReact calmly and professionally in emergency, emotional and/or stressful situationsMaintain current permit, licensing, and inspection requirements.Maintain compliance with OSHA requirements9.Facility MaintenanceAssist residents with reporting of maintenance needsDocument facility and maintenance needs and ensure timely completion.Ongoing monitoring of the physical asset and identifying concerns with immediate supervisor.Follow up on maintenance requests to promote resident communication and satisfaction.10.OtherConsistently and fairly enforce community rules and regulations Standard Operating Procedures Comply with all Fair Housing Laws.Promote a professional image by adhering to FPI Management's Dress Code Policy.Conduct displayed must be of a professional manner when communicating with employees, residents, prospective residents, clients, vendors, and guests while representing FPI Management.
