Job Purpose:The Building Engineer II plays a key role in ensuring the safe, efficient, and reliable operation of all building systems and infrastructure within a Class A commercial office property. Under the supervision of the Director of Engineering, this position is responsible for performing skilled work in preventative maintenance, troubleshooting, and repair of HVAC, electrical, plumbing, and general building systems. This role also assists with vendor oversight, tenant support, and mentoring junior engineering staff. The position is considered essential and requires availability for after-hours emergencies.Key Responsibilities:Monitor and maintain building systems, including HVAC, plumbing, electrical, and fire/life safety systems, ensuring compliance with local and state codes.Perform preventative maintenance and repairs on equipment such as chillers, cooling towers, air handlers, heat exchangers, pumps, and controls.Operate and maintain systems such as electrical switchgear, distribution panels, fire alarms, and plumbing fixtures.Respond promptly to service requests, emergencies, and tenant issues, providing effective solutions and ensuring minimal disruption.Consult with tenants to coordinate preventative maintenance activities within their suites.Supervise vendors, subcontractors, and service providers, ensuring work is performed safely and to a high standard.Assist with seasonal tasks such as snow and ice removal and special projects as needed.Provide mentorship and technical guidance to Building Engineer I team members.Document work activities, inspections, and system conditions within building management systems and reporting tools.Participate in rotating on-call schedule and respond to after-hours emergencies as required.
